    We do, it has been great. kid has been in this district for his entire schooling. He was 2 when we moved here. so long as you know its in an HOA neighborhood, they are not Nazi's though. The worst I have heard of is "wash your house" or "your grass is too long" I have never gotten one of those notices.

    Odell is decent, Cox Mill does have higher ratings. My wife worked at both, she liked them both. I would consider both for more options. They all funnel into same middle / high. Great place to live based on the public school system.

    Our realtor is the "neighborhood specialist", very supportive in the neighborhood with events and stuff like that. She may be a good resource if you want to explore that option.

    my old boss lives in Skybrook on the Cabarrus Co side and always said it was great for the kids...plenty of good neighbors, other kids to play with, good schools, etc...Looks like some houses in Skybrook also have a decent amount of land, so not totally on top of neighbors. I would like to live somewhere where I can put up a 30x40 garage, but if it means good schools and neighborhood kids, I can live without the detached garage.

    Also, if I'm buying a $400k plus house in a neighborhood, I want an HOA to make sure my neighbor doesn't paint his house pink with 2ft tall grass and devalue my property.

    That's exactly how I feel about an HOA. I do know HC does not allow outbuildings of any sort. Skybrook is nice, we will likely end up at the SB Apts for the interim. Cabarrus side is key (for both neighborhoods), you already know that

    Cousin has a saltwater pool, and she said the exact same thing. The upkeep is minimal compared to the pool she had at the last house.

    That whole area is nice, but I can't convince myself to leave Union County. I work in the county, kids are in the county, family in the county. I'll likely head towards the Waxhaw/Mineral Springs area when I buy. I gotta wait 2 years... Damn 1099...

    I gotta figure out how we are going to fund buying another house without having ours sold first...we won't have the money for a down payment on a new house without selling our current home first, and she refuses to rent temporarily...idk

    You can buy, contingent upon selling yours. Our buyer is selling theirs and buying ours. She wants us to let her in a couple days early to move shit in, this will be my leverage :D.......Some realtors will accommodate this, some wont....

    yeah, i need to talk to a mortgage person i reckon.

    I'd honestly rather not do the whole "contingent upon" deal...might take out a HELOC now, pay off a big chunk of debt and put the rest into savings so we have the money up front to buy, then the HELOC will get paid off once the house sells.

    I REALLY hope the market doesn't slow down come next spring, I told Krystal I feel like we are going to miss our window of opportunity but she flat out refuses to rent for a few months and move twice...

    If you're wanting to talk to somebody, I've got one I know. He's on top of his shit. Buddy of mine got locked in at 2.5% on a 30 year fixed. He also looks at the bigger picture (debt, plans, retirement, etc.)

    Honestly, I would just get one of those pet wands and set them up to a hose outside. We can wash Koda down in a minute with those things
