    Charlotte House Thread update.....:rofl:

    So the buyers had the home inspection done this past tuesday (on our home that is about to be sold). Nothing major they say, (still waiting for my copy to review, but it is moot at this point, we are moving ahead with the deal) other than excessive moisture in the crawl space :confused: Inspector found slightly elevated moisture readings in the wood structure in the crawl. Normal is 20% or less, this was 22%-25% so they say. Well within the margin of error for a few rainy days I would think. They wanted us to make concession for that, they said $1800-$2500 is typical to encapsulate and dehumidify a crawl. They asked for $1800. Wife and I talked and said newp, fukkem :D, we will stay put and do some repairs over the next few months and sell again in the spring. Realtor made a 0.5% reduction in commission to get to nearly that $1800 number, and asked if we would kick in the remaining $130. Initially I was still on the newp, fukkem state of mind. But, for $130, we agreed to close the deal. and get out of this old money pit and move on to new things for us. So many emotions during this process as @Bannerman said previously. Every day has been something new, waiting on decisions, etc. In the end it all worked out, now the real fun begins. We will miss this home, it has been great. It is really too much space for us, on to new things

    You did right Jim, just get it closed and move on. I often times catch myself getting stuck in the weeds, feeling like I need to "win" with negotiations. But it helps me look at the bigger picture, look at the deal as a whole.

    Our buyer said in their offer, "However, given the tree stump we will have to remove, along with advanced age of the major appliances, roof, deck, fencing, etc, and potential tens of thousands of dollars cost of replacement, we are asking for you all, as the sellers, to pay closing costs as a concession."

    I countered with we will pay $5k toward CC, they recountered with us paying $8k CC, i told them to take a hike, so they accepted $5k.

    Its a 15 year old house and is being sold as such, roof/HVAC etc, none of it has issues
    I do think the stump needed to be taken out and the deck needs to be redone, so i have them the 5k for that. I could dig out the stump and do the deck myself cheaper but this is less hassle

    So, we are renting an apartment for the short term, staying in county until at least the second semester ( after Christmas) for the kid, and school, senior year. Ideally we will end up over near Lake Norman, Cornelius, Mooresville, Denver, Sherrills Ford, TBD.

    We looked at Lake Norman hard but the Cancer Cluster stuff got us spooked. Holly was part of the Coal Ash Commission once upon a time so she is extra cautious about that stuff.

    My wife was zillowing houses by that lake, then I did some googling and realized I watched a documentary about that lake and the coal ash, nope!! I didnt realize how nasty that stuff is. The airport I worked at in college used coal ash as land fill for a runway extension and won all kinds of engineering and EPA awards.
