    100% agree. As a soon to be seller there is no way an agent is going to be worth the 6% fee.

    Pretty much decided I'll rent for a year or so, and buy land to build on. Only way I'm getting 100% of what I want (big enough house AND land in an area I want to be and can afford)

    the misses cannot be convinced to rent. Renting while a house is being built would be my ideal plan as well.

    Probably a 3rd of the houses we looked at weren't on Zillow, nor did they have signs they were only in the MLS listing. Our realtor was saying due to the tight market there is a lot of calling between agents and showings before stuff even hits the market. Sounds like they are trying to justify their jobs, but I guess it is what it is.

    sure. RE agents want to represent both parties to get as much commission as they can on a single sale. No whole 6% is a scam. Now if they want to pay for crews to stage and landscape, then sure, I'd be more willing to pay it. I just don't see a ~$18-20k value in a selling agent when all they do is hire someone to take pics, write out a description on the listing, post it on MLS, and send paperwork back and forth.

    That’s the problem. Yeah you get a lot of money for your house but every other house is just as expensive.

    cashing out with ~$100k equity and much lower interest rates = buying more $$$ house and ending up with about the same payment.

    Yup 100% agree, just giving you what I saw during our search. I really don't know what they do. The person we used here did some stuff, but selling they did about what you described.

    we are 4 years into this one, so it's not like we've been paying 20 years on it and having to start fresh.

    Besides Huntersville, where are you looking? I bet that area and Mecklenburg County in general is a hot market.

    Where I’m looking the issue is nothing worthwhile being listed. People viewing this market as an opportunity to offload their 1947 asbestos shanty at an inflated price. Ive noticed a lot of existing listings reducing their prices the past two weeks. I was kinda hoping this indicated the market cooling off a little.

    our house was built in 1948, but at least it was "renovated" at some point late 90's, early 2000's...and freshened up right before we bought it.

    I have notcied that RedFin has a "coming soon" feature, and a lot of the ads state they are taking offers now, but open house will be ~01/16...

    The new HVAC should be a big selling point, would be for me anyway. Ours having a new roof was part of the listing.

    I’ve seen some nice places on the Mooresville side of Lake Norman, a little too far for me and I don’t know the school district rating but not too far away from your search area on the map. They seem to be listed a little longer than Huntersville/Denver area homes. Probably too far from Charlotte for some people.

    I forgot about that Mooresville cancer cluster stuff. Just looked into it a little, seems there’s a cluster in Huntersville too with Ocular Melonoma. Weird.....
