    Fannie and Freddie just put restrictions on loans for people that have more than 7% of their property portfolio as rental property. 6 months from now they're also going to increase their credit threshold to either 680 or 700 IIRC. Can't remember where I read that in the last few days...

    To be fair, the way I read it was that if you are in default you may be able to extend your mortgage out to 40 years to keep payment low, not originate a new loan of 40 years.

    Looking at replacing my apple watch with something more exercise focused (Garmin Fenix, Fitbit, etc.) What do y'all recommend?

    I’ve got the garmin forerunner 945. Used to have a Fenix 5, but felt I didn’t need the full protection since I don’t rock climb much anymore.

    Love Garmin and have never had an issue, highly recommend!

    I switched from an Apple Watch to the Fenix 5 Sapphire a couple years back and never looked back. Thing to note, it is not a "smart watch" in the same way the Apple watch is. Think of it as a sport watch with some minor smart features. I am too connected to my phone as it is so having the Apple watch on my wrist was a distraction anyway.

    How does the Garmin software integrate with the Apple IOS? I had a Fossil smartwatch prior to the Apple watch, and they didn't communicate very well.

    Friendly competition for the family is all. First one to default loses!
    Ive got the Fitbit Sense. It’s got a bunch of bells and whistles that I don’t use. I liked the sleep score it gives (I have sleep apnea and use a CPAP) but it rarely works, about once a week. From what I read online it’s a common issue and Fitbit customer service is not helpful on the issue. I like the heart rate monitoring but I’m not sure how accurate it is. There are other functions like SpO2 (oxygen saturation) and body temperature deviation that are cool but also don’t work unless you wear it to bed and even then sometimes don’t get a good enough reading to give results.

    Long story short, for the price and for it being so spotty on this stuff I wouldn’t recommend. If you upgrade to premium which has a monthly cost, you can get all kinds of exercise programs but I haven’t looked into it.

    Through the Garmin Connect app. It works ok, but again, it's more for uploading activities/workouts after the fact. As far as real time interfacing, it can alert you if your phone is ringing, read a text, basic stuff. It's a little clunky coming from an Apple Watch. But again, that's part of why I went to Garmin.

    I don't use the Apple watch for 90% of what it's capable of. I turned it all off with the exception of ringing, texts, weather notifications, and workout tracking. The Apple watch is great for recording my exercising and tracking steps, and obviously interfaces well with it's own software. I mostly want a watch to give me the same as the apple watch, plus provide a little more detail when it comes to fitness and exercise.

    I'd give Garmin a try then. Tons of data and the Garmin app presents it well. As @SummitBound said, the Fenix might be a little more than you need, but they have lots of models to choose from.
