    Fire that fucker. Our realtor definitely pointed that out and has been working hand in hand with our lender to make sure we are aware of everything needed. (Buying a house this month). I knew nothing about the process either.

    We had to have the pre-approval before we could even look at houses. Proof that you can buy before you look. Makes sense, I guess.

    Everything else happened after we put our offer in.

    most of them are failures at everything else in their life...notice how many hot chicks are getting into realestate? their looks along didn’t get them through life like they thought it would...

    yes, there are good ones out there, but they are few and far between.

    fwiw - the realtor we used was super shitty. Also a “family friend” - don’t mix friends/family with business.

    Sounds like you need a new realtor. Aside from that slip up, they should be advising you that Asking Price is irrelevant in this market. They should be helping you draft your offer based strictly on comps, and then only from the last couple months, can't look back a year like they used to be able to do.

    Don't even get me started on Realtors though, there are some good ones but most of them have been coasting along so easily for the last ten years not really having to earn their commissions.

    We have had overall good experience with our Realtor. Have bought and sold now 3 times with her. Her husband is a mortgage broker, they are a great team. She makes sure He is on top of his shit. Never had a problem with anything. Minor frustrations here and there, but that is par for the course.

    In my experience, you get a mortgage prequal letter very easy. This tells you what they want you to afford. This number is typically much higher than what is realistic, especially if you want to be able to afford to eat once in a while. The pre-approval is a bit more involved, usually needed to submit with the offer. Once you go to contract, that is where underwriting comes in and all the nonsense financial questions, like where did that $200 cash deposit come from 4 months ago, etc.

    Fun stuff, if you have a good team (realtor and mortgage broker) on your side, there should be very few hiccups.

    now that I have the kettle and vortex that will be my direct grilling setup.

    I owe half as much to uncle same than I thought. I could get a 590 and comp cart with the difference in what I expected to pay versus what I actually owe.
