    You should ask for a raise today. Don't demand one, be very logical about it and explain why he needs to give you a raise in order to keep from having to give a new employee the same raise.

    I also have a friend at Sticker Giant. They may be looking for graphic designers. They're growing like crazy.

    If the appraisal comes out at what the offer is then they don't have to worry about covering the extra in cash. I definitely had to offer about 4% over asking on my home that I bought a year ago. I have heard stories of people writing letter to the seller basically begging them to accept their offers. New home building is blowing up right now, so hopefully that will help the market but definitely needs time to catch up.

    I've heard of them.. I will definitely check into it. I'm currently working at a small print shop in Arvada and have been here for just short of 2 years. I don't hate it, but I don't love it. We deal with mostly small business owners, and while I enjoy helping local businesses with branding and such, I have to also deal with their attitudes. That is the worst part.

    Also sucks that since I've been here, the former manager left, as well as our other employee, as well as an intern that quit about a month ago. So the current situation is me running the shop by myself basically all week, with the owner coming in for a few hours each day to "help out". It's just a whole lot of stress for the pay of a fast food worker.

    In my case I got lucky as the appraisal came in right at asking price and I saved the 2.5% over asking that we had to offer. In the event that the seller doesn't make that concession however, you better be ready to cut a huge check.

    That's what we had to do to get our house. played up the baby on the way and lease is up in 30-45 days and have no concessions to close quick and easy. Our appraisal came in over our offer, good and bad I guess.

    Yeah the house we are in now was a vet like me and lucky we saw the house when he was there and we hit it off. So he took my offer over every one else that bid on it. I didn't have to offer more then asking price. Plus the appraisal was more then asking. So I got real lucky. Any leverage you can use, use it.

    We moved in our new place a few months ago and I liked our neighbors. Never met them but were quiet. Now all three houses surrounding us are vacant. Though someone seems to be moving in out back since they built up a new fence. So hope the new neighbors are all good too. Lol

    My street was quite.... I'm the jerk cutting metal. But at least Im courteous and try and keep the garage closed as much as possible and only do things between 9am and 7 pm.
