    No kidding. That investor is kind of late to the party. Or maybe early since there's been enough of a decline that local investors or cooling down a little so someone from CA might think they're still good deals. Fuck investors, and fuck guys who want to buy 20-30 homes in a town this size. Yes, I'm bitter, because I'm not one of them. ;)

    I can't stop looking at that and wondering who commits to converting a garage into a living space, especially adding a fireplace like that, but not enough to remove the opener and tracks (and presumably door, though surely they did and put some better sealing 'wall' into that opening in which case even more so why leave the opener and tracks). Unless it's not a living space, but rather a performance space, and I'm not sure that would meet code...

    if I can find a place that's big enough I can afford totally would get a lift. seems like a long shot but unless I can find cheap land and build something which I want to do, but with my budget I don't think its possible given the land prices with the front range area.

    @Coop68 only chance you can find cheaper land is going into Hills, but the cheap ones are generally small lots. Look Between Golden & Blackhawk area.

    yeah I have been, issue is cost getting utilities sometimes costs as much as the land but finding a builder is anther challenge idk if I could do all of it on my own. other issue is commute to work granted, how things are might be same amount of time with traffic. I am on the hunt might be better just getting something I can invest in and than build some equity hopefully and use that towards something down the road maybe and or rent.

    Yep $100K just for the right to hook up to Power & Water, not to mention you have to cover the cost to get said utilities to your build site made it an easy decision for me.

    This summer I might creep around @aero3685 to find an off grid place for a cabin for the weekends.

    this is true good to know. its not out of the question its just a mater of finding the right land to build on.

    whoever committed to it left the door because they could not commit. it is not a permitted living space but only needs the door removed to be within code. The garage door does have lots of energy loss but i dont keep it heated unless its below 20. It is an amazing man cave though and a decent living room when the rest of the house is under renovation because of a bathroom flood
