    Lesson to use professionals for your home projects...

    Homeowner wanted to order material through Home Depot because they had a credit card through them. We told them to expect issues since it was stuff that wasn't regularly stocked but they figured it shouldn't be a problem.

    Order took a full day for me to order 4 separate items. I think it was four phone calls and three emails, i had item numbers and quantities prior to first calling them. This was on the 13th of July with an expected delivery to me in 14 days. HD would call me when items arrived to them in Vail and to schedule a delivery.

    I had to call a few times after not hearing anything after the expected arrival at the store. Was told they didn't know where the order was, then they'd call back, etc.

    Order finally was delivered today, two weeks late... And one of the items (48 of them) were delivered in tan instead of brown to match the rest. Order invoice says brown, delivery ticket says tan.

    This was through the "pro" desk so you'd think they have a tiny bit more knowledge and give a shit...but...that's what you get with a big box store.


    On the other hand, we design a new deck in the morning on a project that we're doing other work on from the lumber yard, have all the correct materials delivered by 2pm the same day. And it's cheaper than HD. Granted it was in stock items, but still.

    Building question. What's better for the money. Insulated concrete forms or stick built with spray foam? This would be for a 1200sf home so not a mansion.

    Not going to say I am an expert or to have a ton of experience with each enough to say for fact... but I'd say for the standard build, ICFs are a much denser material that'll hold temps better and pretty easy to do (at least for small foundation walls). You could of course go with thicker walls and more insulation to get a similar output. As far as money, always depends on where you're at and how good the builders are in your area. If they specialize in something and do it well, fast, you might get it cheaper to make either a better option as far as dollars.

    For mi casa, I'm leaning towards the foundation walls in ICFs so the crawlspace has good insulation. The rest will be stick built and very well insulated. Materials usually arent too much of an issue, its the labor quality is. Construction workers as with most skilled labor trades are quickly going away... so quality isnt cheap, and theres less and less of it each year. Its also why prices keep going up.

    Was also thinking I could do ICF on the lower level/garage and do living level stick built on top but not sure on two stories anymore. Going to talk to a builder and see what they say. Also depends on how flat the lot is.

    Yeah the site will usually determine the cost benefits of up vs out. After working on a 'barndomonium' that was a 50x70 garage with living area over it... on i think 40 acres, it was really dumb to not just go wide or build a house next to the garage. Going up and down the stairs to live above a garage that has ~18ft ceilings... no thanks. Granted, they'll likely spend less than two weeks a year there and it'll just sit vacant for the rest, so the climb up the stairs wont be too bad. I have plenty of room so I tossed around the two story idea but quickly nixed that.

    One of my previous clients built their vacation home on the side of a hill. Has a total of 64 stairs with about 7 different landings with the living room and kitchen on the upper level. The kicker is they put a wood fireplace in the living room. That's a lot of stairs to climb carrying up firewood.
