    so for people who have had this scenario before- would it be builder responsibility or home owner....I thought it was some type of code that you can have some much height before it gets further more up?

    There is a code but it would be about if a railing is needed on the patio or not. I leave it to those more current on this to provide more detail.

    That is insane! My opinion, they should've added a step down but at 30" there needs to be a guard rail to be up to code.

    I'm in multifamily not single family, so it may be different, but my general approach is this:

    Q: Does what's installed match what is shown on the contract docs?

    A1: Yes, everything is built per plan and the contract docs show that big step - You own changing it. You/your team should have picked up on this and it's your fault.
    A2: No, either the concrete or earth is installed at the incorrect elevation - Builder owns matching the contract docs as what they provided is not what you bought.

    I am been checking out the build every week and documentating items that doesn't look normal- my next meet with the Sup is not until 5/8 but compiling my questions. Didn't want to look stupid since I have never own a home before and be prepared.

    Don't put off asking those questions until then. Just contact your sales contact and/or realtor with your questions now and they should be able to get you some answers from the super. When I built my home I took pictures of anything that seemed strange or incorrect and sent them to the salesperson to ask the super. You're paying a lot of money for this house so they should be able to accomodate your questions and provide a satisfactory resolution.

    I agree, question everything as soon as you can. You may be fed alot of BS or incorrect info however, so always question their answers too. Google is great if you don't know the specific term or lingo they're using, right it down and look it up after.

    Could be the picture, but it doesn't look to me like that's 30 inches. I can't believe they'd pour concrete that thick anyway. Whoever said that concrete is going to fall off is probably right too. When they build those things, there's never enough time for the foundation to cure before they backfill it to allow proper compaction. I've seen countless AC compressors hanging from the lineset over a big sinkhole :rofl:
    Whatever you do, keep good drainage away from the house and don't put sod or landscaping that needs water against it.
