    Update: I just called them and the only thing they have in a 4x4" x10' (3.5" actual) is a "premium fence grade" rough sawn.

    What are your hesitations on fence grade and are they the same for the "premium" fence grade? @Martyinco

    Y’all do make valid points. The shower shall stay. The body jets are also great. I’m like 6 foot and the top two spray straight into my face/neck at the lowest setting. Whoever had the shower built was either like 7 foot tall, or liked shower head massages. That argument is a bit debunked by the 2 foot tall countertops in the same bathroom.

    Oh hell ya. That’s a classic bathroom right there. You better keep that color pallet when you redo it.

    There is a lot of work ahead for us. The main level is 2 bed 2 bath and the second bedroom is tiny. Plan for the master is move the bathroom to the other side of the room and turn the current bathroom into the master closet/laundry room. And then remove the closet in the second bedroom to open it up and put a door that uses one of the old master closets. Has a walkout basement that has the ability for 8ft ceiling that we want to turn into a apartment/mother in-law Suite.

    Ya that’s going to be a solid project. But that floor plan looks way more usable. I’m not a plumber, but make sure you can run the new bathrooms drainstack into your basement plumbing. Seems like that could complicate things. Our floor plan upstairs is similar to your new plan. But instead of taking over a bathroom for a closet, I’m taking over a small bedroom to make a closet. Got the new door roughed out and closed in the old door. Just need to hang drywall. Then I can start laying our new LVP. It’s not going to be fun hauling all of that upstairs. Shit is heavy.

    Lifted, Armored, needs more lights.
    Phantom Canyon Road is very scenic but it's a stretch to call it off-roading, anything can drive it. Maybe something by Cripple Creek, etc.
