    i believe it. my buddy listed his house in March and had something like 52 showings between Friday/Sat and had 12 offers by Sunday night

    as far as I understand it's not slowing down too much with the influx of now full time work from homers who want to leave their current state

    a house across the street is an AirBNB and has brought through a lot of drifters who have come here without a place to live or a job because "living in Colorado has always been the dream"

    Surprised you haven't scared them off yet.

    Over the past 3 years, I've done a ton of interviews for young transient people. I ask why they moved here. I always get the same response. "I came here to visit my friend/aunt/cousin/ex-wife/dogsitter and I fell in love". They "short term" live with said person until they get kicked out.

    most of them keep to themselves but there has been some drama that involved the police. Not sure what happened.

    The woman who owned the house kicked her husband out a few times and her boyfriend and husband now live there again in addition to AirBNB tenants

    Current tenant moved here from FL with his GF, neither of them have jobs and are currently losing the custody battle for her daughter. he showed up in my driveway with a toolbox full of green the other day asking if I would work on his truck and give him beer. Nope.

    Just the other day I was walking the dogs and heard someone screaming at their house guest. Saying they don't have to let them stay here.

    In my neighborhood it's like 6 people in a 3 bedroom house trying to make rent because nobody has a job

    I tried to keep track of the showings on Friday while I was working, I counted 18 and I'm sure I missed a few. I love it. It's only helping my property value lol.

    At the base of the bowl it was wind swept thin in places that were easy to pick out and avoid. 20” to 24” at the base most places. Yes, uphill it was deeper as I found out in the middle of a hairpin turn when I failed to throttle out properly and tipped the sled over. I was in waste deep in powder.
