    Why rent? If your other house is rented out you can still buy a house and qualify even with the other house payment. Maybe even if it's not rented depending on debt ratio. If you want big property cheap look east, personally I prefer the mountains such as evergreen or conifer. The farther you get from Denver the better the prices are going to be. Especially if you are looking to buy there are so many properties for sale in Colorado right now that can be had for pennies on the dollar.

    I owned and rented but now my wife and I own two houses. The housing market for a seller does suck, unless your ok with loosing money.

    Right now we are needing the money from the house to make a downpayment on a new one. We *could* buy another house but banks now-a-days want a decent deposit to purchase a new home. If our home doesn't sell by the summer, we will try renting it out. I was able to negotiate with our landlord on the rent increase and were able to settle on a reasonable amount. 12 more months of renting *sigh*

    Since my wife and I both currently work in Aurora, we are looking north-central or south-central Denver. Kickin ourselves pretty hard for taking jobs in Aurora right now. I'd love to live closer to the mountains but the commute to work would absolutely blow. :(

    Yeah the drive to aurora from the mountains would suck. The down payments needed is not as bad as many people make it of to be. While it is true that the 0 down loans are pretty much gone they're are still tons of options with 3% down. My wife and I work in the business and most of the people we see put 3% plus closing costs as a down payment as long as the credit score and dti are in line the rates are great!

    20% down is needed to avoid the mortgage insurance
    You can pay the premium for the mortgage up front at a cheaper cost so it doesn't hit you monthly if you cant reach the 20%.

    I just did mine in Denver for 3.5% down on a 3.75 fixed for 30 years. This time in the market the buyer should never pay closing costs if you do your a sucker.
