    Thanks. It will be nice having the monthly check going to something that's mine. However, it has been nice not having to deal with fixing things beyond calling the LL. The place I'm buying is 3 bed/2 bath with a 2-car carport. The carport is basically a garage without the doors. It also has a pool and a 32x38 shop that insulated and heated/cooled. Here's a couple exterior photos from the listing.

    My standard schedule is 4/10s, but I have to work on my scheduled days off occasionally. However, the bigger obstacle against me having pets is that I travel for work, and I'll be gone for a week at a time.

    Thats a good lookin place. You'll be happy to be in it. I hear ya on maintenance. Thankfully, mine was pretty turn key, but still has some issues.

    You will learn to loathe sprinklers just like the rest of us.

    Thanks. This place is pretty well updated inside, so I expect it to be pretty turnkey. The biggest changes that I would want to make down the road are taking out the carpet in the bedrooms and putting in wood, but I can live with the carpet for awhile. The shop has a 9 ft ceiling, and if it's possible, I'd like to raise it to 10-12 ft someday to put in a lift.

    I don't think there are sprinklers. It rains enough here that they aren't really necessary.
