    Make sure to have it inspected before you sign. A lot of times you can get them to pay for anything that must be done before they can sell it.

    Good luck, I second a good inspector. One that isn't recc. by your Realtor. Around here those types tend to "work" for the Realtors and don't do the best job for the actual home buyer.
