    What beach is this? Looks like the beach back home in front of my parents house(Mexico Beach, FL). I am packing up to head there now for the weekend. 5 hour drive is going to stink!

    I hear ya. Bad enough doing yard work, for us and our house, we are winding down a lot of work. New hurricane windows, slider, front door and garage door. All exterior stucco walls removed and wood studs replaced if needed. All studs now metal clipped and sill wedge anchored to slab. Now has 5/8 plywood then proper new stucco. Still need a new screen room, paint the house, and the final details I listed this am.

    After 30 years of owning this place, it is nice to do these upgrades to almost current Dade county codes. Wasn't cheap, but hopefully worth it. With luck keeping it and upgrading will be offset by keeping our low taxes.

    Worst part...the wife is talking new sod and sprinklers, hope she has a boyfriend that does lawns.
