Siding, sunroom foundation, horsehair plaster ceilings with water damage, needs to be rewired since it's 2 plug outlets only and cloth wrapped wiring, No GFCI anywhere,
Windows, patio/entryway to the house is crumbling and needs work, many new light fixtures, appliances, bathroom vents run properly to not vent in attic, potential furnace replacement since current on is 32 years old or older.

Demo might be required to access to replace wiring….

 

That's a lot. Also consider the still high prices for materials and the availability of contractors. All important factors.

 

Pretty scary that the siding is at grade too. Never know what's going on behind the siding. Grooved cedar shakes?

 

Believe me we've considered it. Electricians are hens teeth right now. The rough estimate I was given on rewiring was 10-15k.

 

Possibly. The inspector originally though it might be cement board with the age. It has wood fiber inside it though so it's not that.

 

At this point, with the location of the house and how hard it is to find a place, we aren't afraid to demo. We've looked at similar houses selling prices in the last couple years and we'd still be ahead if we sold it in two years with the updates done.

 

You want to move in and live or stay were you are and remodel. I really think you can do better

Well move in and live is 320k+ right now. And where my better half is renting has water leaks through the kitchen ceiling, potential mold in the walls of her bedroom, and a whole host of other issues. Staying where she is isn't possible.
