Gmail to Outlook, Outlook to Gmail

I am using outlook at my desktop client for my emails. For any gmail emails i use on outlook, if i read them on outlook, it does not mark on read on gmail website. If i read them on gmail, within seconds it marks it as read on outlook. How can i make them sync both ways? Reading gmail support, IMAP is not an option any more.

Sending email is fine
Incoming email is fine
Making calendar invites on outlook and having it sync on google calendar is fine too

Only issue is reading/marking as read on outlook not marking it as read on gmail.

Additionally, Outlook that i am using (i assume the latest one) does not have a sync button
