    Probably going to pull out of this contract, whether or not I get the earnest money. Some stuff promised before I made the purchase agreement, now they're going back on their word, and they want to charge me $2500 to add one 220v outlet, 3 120v outlets ($700), a sink cabinet ($600), $700 for a ceiling fan and wiring, and $450 management fee. My realtor says they are overcharging so I'll say no to it. They probably also do not care if I walk. There is another townhome community next door that would be a breeze to work with compared to these clowns.

    Your building inspector should shut this job down until he gets engineer-approved revised drawings. Once it's covered up, it's too late. You still have time to call the building dept. since they haven't done a framing inspection yet... plumbing, electrical, HVAC aren't in yet. They'll come out if you call them and complain, won't cost you a penny. Meet with the inspector on site, if at all possible.

    I can go next door and get a bazillion custom options, and the PPSQFT is actually less. And I'll bet the listing agents will actually answer questions quickly instead of taking weeks to get back to us on things.

    Nashville not affordable otherwise.. everything around here is "tall and skinny" homes that are 3 feet from each other, if one went up, many would burn down in a fire.. somehow allowed to pass code. Townhomes reqd to have fireboard on party walls. Nashville IS insanity

    Fire board ain’t crap. Just buys a few extra minutes. Personally I wouldn’t even think about a town home unless it had block separating the units. Not only for fire protection but for noise and security. Didn’t have a chance to look at your plans but if not required I would also want a sprinkler system, especially only having fire board as protection being connected to other units.

    The listing agents have been absolutely GARBAGE at communication, the main dude is too busy hob nobbing with the elites in Belle Meade and selling multi million dollar homes to be talking to a schmuck like me.

    Depends on how fancy you want to be. Single family (3br2ba) on a sub-acre lot with no garage would be between 180-220k here for middle of the road stuff. So, not hardwood throughout, maybe not top of the line cabinets with granite, but middle of the road pricing on stuff.

    Hell yeah! My builder charged $25 per extra outlet and $50 for every extra can light. It cost practically nothing add an outlet when the house is in a framing process
