    How would you recommend doing the flashing? This is what I’m working with, green chalk line is for me to know where the mulch level is at

    Most important thing there is to maintain the slope away from the house that you already have :)
    Then use some of the membranes against the foundation that were mentioned above

    Don't have an answer cost wise, but I've owned both. I highly recommend the single story or at least the master on the first floor as I think you're planning on doing. If you've ever had knee surgery or arthritis stairs are no fun. If I had to guess I'd say the single story might cost a little more.

    Good thoughts. That's the main reason our 2-story has an extra bedroom, we want to keep one on the main floor for when we're old. We plan on staying in this one for a while.

    you kinda need to budget the building with respect to what type of rooms the 2 floors have , ie bathrooms and kitchens are more expensive per square foot than bedrooms or hallways / closets . The shared roof and foundation of a 2 floor house will be less per square foot for those portions of the overall cost per square foot of the house but a 2400 sqft house with similar finish / features is going to be more expensive than an 1800 sqft house

    Been staring at the weed covered hill in the backyard for a while now thinking it would be a great place for a water feature. Weather was perfect on Saturday and got off to a good start. Will have an upper and lower pond with a multi step cascading falls. Storage shed is full of pipe, felt, and vinyl liner so cost will be minimal. Spent close to 18 years building them for other people. Figured it’s time to build one for my own enjoyment. Will add a gazebo with an outdoor kitchen, raised decking, an arched cedar bridge and tamped flat stone patio around the raised beds when all said and done.

    I forgot all about the severed AC drip line that used to tap into the bathroom sink drain. When I did my demo I didn't plug it or put a hose on it to get it back into the drain. Since I rarely run my AC it was a non-issue. Flash forward a month & this weekend hit upper 90s, so the AC has been on. I went downstairs to get a glass of water before bed & noticed a small pond in my living room, being filled by a steady drip from 1 of my recessed LED lights. I threw a bucket under the line, patted dry what I could, and then taped a 1.5" vacuum hose to the drain & shoved it down the sink drain until I can get a proper size fuel line tomorrow. The bathroom subfloor is probably toast. The ceiling drywall below this didn't look terrible but I couldn't see past the joist to where I think it would be the worst. Time will tell if it soaks through. Time will also tell if the laminate floors soaked up too much water or if I got to it in time. Expensive oversight :annoyed:

    Wasn't buried as deep as I thought. The hydraulic cement still looks good, my guess is that water is coming in between the pvc sleeve and the pipe.

    I'm going to have a gas log installer come out and give me an estimate on replacing the black iron pipe with copper.

    Got all the sill plates bolted down and laid out , shot all our studs with the builders level and actually got to start nailing wood together this afternoon




    FUBAR moment of the day was discovering our whole lift of 8' 2x6 is 1/4" too wide AFTER we cut half the lift to our stud heights

    trip through the tablesaw for all of them

    How deep did they have to dig at the lumber yard to find those? I dontt think 2x6's were 5-3/4" since the 50's?

    Just think, you saved ripping all of that excess length. You probably saved your saw blade at least 50 linear feet of wear and tear, from ripping the entire 8'

    Bit of framing progress , still waiting on a couple final decisions on a few window sizes , we'll frame our end rake wall starting Monday , kinda working around plumber's availability for the under slab plumbing . When he's done we'll drop framing and get the slab prep / sub slab insulation and reinforcing done so he can come back to lay the hydronic heat tubing and we can pour the slab
