Do you have an arborist in your area you can contact for a professional evaluation? It could be weather stress related.

Looks like Phillips drive screws hold the backer plate on. But they would need to be oriented like this: +

I think a statement along these lines needs to be added to the electrical/building code :D

    :agro:

After 40 years and 7 homes I can nail it.

But damn nearly $20 for a can of the spray stuff and then one use. - wait 7 or 8 months and the propellant is gone....

Sadder is I have a hopper sprayer and compressor

So I slinked down the mountain and bought the $13 can and job is done.

EDIT: It all started because wife is painting (imagine THAT)...and not her fault but she came across a bastard patch (Starts with "Hey hon.............."). Wow I think I could have done better with a broad axe and six poplar leaves. Anyway can't tell now and the shit you don't notice or care about in a HOT housing market.

no sign of bugs. My neighbor said it had been getting worse over the years. He had to cut some of the branches that were falling off himself when it was vacant/abandoned for years.

whats crappy is it’s hard to pick an actual “arborist” out of the 500 tree folks. Most of them just come and chop down.

See if your county extension office for your state university has a Master Gardener that will come look at it, or at least recommend an arborist. If it is EAB, they're gonna want to know so they can remediate it.

I got the onkyo 5.1 surround sound system and a optoma projector for a 100 bucks off of offerup from some guy that was moving I got a projector screen for it. Finally got it all done. Here's the final product. Gotta get a blind for that window and we'll be good to go! It's clear in person, but for some reason it's grainy when you take a picture

Got the vanity set in place. Spent about an hour with the Dremel cutting out the back for the plumbing to fit through. Walls are so run out that I have to choose the least of a few evils. Sandable & paintable caulk will hide the gaps :notsure:
