Patio is way cheaper than a deck with house insurance too , at least it is here

Got my last baseboard of the main floor installed today , that gets most of the weird pieces out of the way , gonna do baseboards upstairs and in the basement next and then it's on to Lap #2 around the house with the baseboard hat

It's a product of the shape of the stairs , not really there for any other reason , but we usually have a plant on a nice stand in that corner , there is lots of natural light as there is 2 skylights above the stairs

    Which brand?
Found a few I like got f@#%ed by a company called eon. Only material I've ever seen grown and shrink that much over an 8 hour timeframe.

Never tried the rustoleom, I have used the bear deck over with out problems. Looking at your deck and the state of the lumber I think the restore was a bit extreme of a product. And as for lawsuits good luck against a paint company without being able to prove you followed every single direction. Probably worse than trying to get a dealer to fix something. Even more so with a product designed for boards that are at the end of there lifespan.

ELK was the brand , can't remember the product line right at the moment but it will come to me in a minute

This shit had 3 failures in my little area alone , it would expand and never contract , literally acting as a hydraulic jack and actually was tearing the framing of the deck off of the cabin

I couldn't believe my eyes and neither could my structural engineer

We got screwed , by the time the failure started happening we were outside the labour portion of the warranty and only got reimbursed for the material

I imagine it dramatically reduces the fire risk of setting the house on fire with a barbecue.
The guys I had install mine did a superb job. Installed a reinforced concrete curb around the perimeter, and I hammered them about slope and drainage, as that was a big part of my concern after regrading and adding subsurface drainage to the entire back yard.

This is the only photo I have handy that even begins to show the grade, slightly right to left under the gate, and you can see against the house foundation from the step under the cleanout toward the post and driveway.

Somebody got a good damn deal when they bought my old house. I miss my back yard. Lots of thought, sweat, and blood in that earth.

Thanks. Second gate I ever built. This lumber yard was selling similar types, and I talked to the guy who fabbed them and he gave me all his secrets and screwed himself out of a project. LOL.

    Here is the other side.

Thanks, Kevin. Hard to leave it behind. It should last decades. Now I need to make another at the new place. The gate here now is a stain upon humanity.
