    outdoor carpet or astroturf cut wall to wall so it can be rolled up and take out for a hose down when needed

    It won’t help with the dropping things but I’ve seen where people stapled screen material underneath the floor to keep the bugs out

    I have purchased the replacement and repair parts it should be resolved in short order. I decided that it needs an interior shutoff valve for future cold spells (which is like 6 days a year). I will be adding an access panel behind the toilet.

    When you shut it off for those cold snaps be sure to disconnect the hose and open the hose bib. You have to get the water away from it or it will all be for nothing. Every year in my area people forget to remove their hoses and it prevents the frost free hose bib from draining. What you're doing is essentially a manual frost free valve.

    Correct, all in my plan.

    If they sold close access frost free spigot then I would have proceeded in that manner.

    we got lucky out in Nevada. Seems the project manager for Lennar was on site often. We had 2 different home inspectors say we had a solidly built house and only had minor things to have fixed when we bought and again when we sold.

    @OZ-T is good at spending my money. I'm thinking 6" for a 2x6 exterior wall? But not sure if the elbow will stick out. Then again, maybe we can relocate it to directly under the sink so it sticks out where it shuts off?

    They should install in a t wall for depth and the ability to add a service loop

    The only "T" wall is the swiss cheese wall, you really want me to push for that? It's chock full of electrical right now anyway.

    So just skip this and pretend I'm smart enough to remember to turn off in the cabinet old school style?

    Does anyone make an app and wifi enabled solenoids? I guess I'd still have to open the hose bib itself once the inside valve is off.

    I think that's my answer, just leave hoses off most of the time.

    I'm unperturbed if you do not install a frost free , just stating how they are intended to be installed to actually work as intended

    We have a bunch of exposed pipe in the crawlspace so I wonder if maybe the answer is to run hose bibs from the crawlspace?

    I grew up in Hawaii, spent the prior 20 years in San Diego, this pipe freezing thought process is new to me.

    The city water is so chock full of chlorine, calcium and magnesium here in AZ it doesn't matter what you go with. You'll be replacing it in 3-5 years. Freezing isn't an issue, but come summer scalding water from the hose is. :bananadead:
