    Short/long story, our garage door spring broke during the hurricane last September. The wife didn't know what had happened so she tried the button again. And that damaged the top panel, replaced spring. The door damage was Jerry rigged up for a quick fix but bad enough to warrant a new panel.
    Called Clopay gave them the s/n of the door and they gave me the part numbers and prices. Not great in my mind. Off to HD which is the only place to get replacement panels. Ordered the panel without glass and a new strut because the other one was damaged.
    Install went without a hitch, until the door opener. According to the install manuals door and opener. It needed extra bracing. That was not done when it was installed by the door installer from the beginning. Out to the work shop for some angle iron to make a brace. That's where I needed a longer clevis pin, low a behold I had one. I'm keeping the old strut to put on the 3rd. panel for extra bracing and stability, just need to get some more screws and a little time.

    In hindsight I'm glade I got a new panel because as time passed I could see the door panel was going to give way and fail. And it's quieter than ever.

    Well my year just got more expensive :annoyed:

    Went down to the basement last night to grab a beer and noticed water on the floor in the room with the well expansion tank and water softener. Hmm, not good. Found the brine tank on the softener was overflowing out the overflow tube. Crap. Well, maybe it did a regen and the drain messed up again. I mean, the tubing for the drain is kinda janky. Scooped out about 12 gallons of water and ordered some more sturdy plastic tubing to redo the drain line next weekend. Just went down to do some laundry and decided to check on the brine tank. Shit...

    Water level increased about 10"-12" in 14 hours. Welp, it's done. Control valve/head must have sprung an internal leak. Once my laundry is finished I'll put it in bypass. Yes, I know the salt level is kind of low. System is 24 years old and I knew this day would come so I haven't been keeping that much in there. No sense in sourcing a head as the media is probably shot by now as well.

    Kinda hard to see, but you can see the wet bottom plate from the water I had to clean up.

    Its been on borrowed time since moving in, so it's no real surprise. Just hurt the wallet since I've been re-doing my garage at the same time.

    Bought our house 30 years ago in August. First Christmas Eve, water heater tanks, two days later back on line, I’m not a plumber. Second Christmas Eve, furnace takes a crap, three days later, we got heat , I’m not a HVAC tech. Called in some favors.

    Luckily I'm a jack of all trades, plumber, electrician, boiler man, carpenter, etc. so it isn't too bad, just an unexpected bump in the road. :annoyed:

    Oh Jim, gotta clean up the top of that outside corner miter. One side appears to be about 1/16" off.

    It looks off when you stand back, wife thinks it’s fine, drives me nuts. Not bragging but I can see when stuff is not square- level, plumb, OCD carpenter :cool:

    I always run parallel to the nearby surfaces. Otherwise your eye gets drawn to the difference.
