Yea OZ, I think you are right, and I'm gonna have to foot the bill because the roof is long past due of what any roofing material warranty would cover.

 

Not disagreeing by any means at all. Worth a look though. I've seen 25 year old roofs replaced though.

If it is an original roof I would defiantly say that you got your monies worth.

 

Yea, definitely getting my monies worth. Both the roof and existing swamp cooler/heater are original to the house.

Replace the roof. A leaking roof can cause a lot more costly damage than the cost of a new HVAC system.

 

Do both , but talk to the HVAC guy first about whether anything needs to be mounted / run through the roofing

Making a lot of sense here! It's all about prep/planning in the right order! Just gotta make sure I can swing it all.

From personal experience: High wind hit my area, causing extensive wind damage. Insurance companies were swamped with claims, and sent an independent to check my claim. Insurance paid for water damage inside, as well as roof repair, which I applied to my new roof. Nothing shady about the claim, but my roof was way overdue for replacement at the time, and the storm just helped it along. Insurance didn't care how old the roof was, they just vereified the claim and cut me a check.

 

This can go both ways. The year before we replaced our roof we had some hail damage, I asked the agent in town about it. He came out (he was not a roof expert) didn't even get on a ladder, looked at it and said: "Looks like a old roof. Denied."

 

Hey OZ have you ever used any of the kerdi products? They seem more common in canada.

Anyone else ever use them?

I'm going to be remodeling my bathroom so I've been doing a lot of research. Kerdi board looks like a good alternative to hardibacker, but way more expensive.

The kerdi waterproof membrane looks like what I'll end up using. It can be used on green board so I can use green board for the whole room, then put up the waterproof membrane in the bath/shower area, then tile over that.

Then the kerdi ditra underlayment looks like a good option for under the floor tile.

Also I'll be using 2 - 12"x12" kerdi shower niches and 1 - 6"x12" shower niche.


Just curious if anyone has any experience.

The place to look for leaks is in the attic under the sheathing. Go up in there and look for discoloration or mold or both. You might also want to have the venting assessed or have a solar attic fan installed to cut your Socal AC bills. Depending on the style of roof construction, gables, hips, etc, you may need to put that straight through the sheathing.

You might also find a lot of other old shit that should be dealt with, and you can check out the insulation, too. If nothing else, you'll learn more about your property.

I used Kerdi in my shower too. Really easy to work with.

 

If you don"t need Green Board in any portion of the bathroom that's not the shower. Since you are using the kerdi membrane you don't need it there either. I would cover the shower backer board and then cover it with the Kerdi membrane. I would also just use backer board on the floor too.

 

Follow kerdis directions and your set. I love it. They solved every issue you could have with a tile shower.
