    Most people are framing in Fir now and using peel and stick strips on top of the joists

    I have soft spots in the top. Weird discoloration and fungus that grows on it. Carpenter bees are drilling into it as well. I've got a set of steps on a deck from 05 that are dry rotted is tge only way I can describe it.

    I don't think so , I considered a really posh glass tile backsplash but there isn't really a good point at either end to stop it without it looking stupid and now my wife is considering not installing the sink so that would mean no potential water issues anyway

    No I'm not sure what this was anymore I do know it was the first one we had that eat fasteners. The aluminum around the garage doors bubbled where the pt was fastened to the block. They offerd to pay for replacement lumber but not time to remove and reinstall on that and the steps. We changed out all the hardware for the deck framing on their dime a few years ago. I've also replaced a 7 year old deck completely so far.

    No room or plumbing for a sink if it doesn't go there and the whole floor of the basement is just a coloured concrete slab and there is a floor drain in the laundry room

    Yeah , I hate skip decks , I basically try to talk people out of them , I prefer no decks at all if possible

    I would always do a stone/paver patio rather than a deck if the site allowed it. Zero maintenance, last forever.

    Unless it's completely unfeasible , I would rather form and pour a retaining wall , backfill and pour a slab or do pavers rather than build another skip deck

    This is the front of tge house from 05 with the dry rotted stairs. It's waterfront so the first floor is no living space or mechanical. Deck out back is good sized and tge retaining wall out front was all old fill from when they redid the seawall and canal. I also did that entire retaining wall by myself. I think my fingerprints have finally recoverd.
