    (totaled) 2011 Tacoma DC
    buyer's inspection on our home went extremely well. was worried we'd have to replace a roof (lot of hail and roof replacements in our area over the last few years and roof was original from 2011). total list included 6 items:
    missing a pin to access the tornado shelter (that was on the wall right next to it)
    inverted rubber boot on heater exhaust flue
    non-gfci outlet in the bathroom, not near the sink or tub (not sure why that was missed by our inspector when we moved in)
    holes in my yard (dogs and their craters lol)
    loose electrical outlet (tightened up mounting hardware, easy day)
    and dirty outside A/C unit fins

    only thing buyers requested we fix was the craters from the dogs in the yard and the rubber boot for the heater exhaust flue is inverted. not sure how hard that is to correct. ideas?

    already fixed loose outlet and will still hose down the a/c unit just to be nice.

    Refacing my deck. Decided to do a picture frame around the edge. It was a bitch to do because it was not previously framed for that. After a day or 2 of framing figuring I started the decking yesterday. Should be done tomorrow. Then onto stairs and railings. One thing of note I bought GRK deck screws and I have to say they are amazing. I couldn't make a piece of wood split with them. They go in effortlessly. I highly recommend them

    did some work in the yard a couple weeks ago. I wanted more patio space (all we have is a 8x10 slab) for entertaining, but I didn't want to break the bank. This was my first true "project" I've ever done, and I'm pretty happy with how it turned out. Put in some pavers, garden beds, and fresh sod. Next phase is to extend a gravel patio and fire pit next to it (opposite the new sod, where the home depot bucket is lol). EDIT: The chipped paver was to make way for a sprinkler head, as I didn't want to change the irrigation. I'll be replacing it with a paver properly cut, or remove that head altogether.

    total expenses were around $500, including buying some tools that I needed anyway (shovels, pickax, wheelbarrow, etc)

    I part time hand model and pour syrup like a pro

    Cherry is the lighter, the size of the board would have been pretty heavy out of maple, plus I didn't have any in the shop 8/4 thick at the time. And oz was correct with black Walnut.


    Trex decking is finished stairs and out the grill island/bar still to be built.

    I have to say I will never use a y other specialty screws. They are amazing. Yes I said it, a screw is amazing. It's night and day from anything I have every tried.
    I just got some 5 1/2 structural lags. Same torx bit, using for railing posts and I'll add some to reinforce the deck to the sill plate. They go in like drywall screws. It's insane.

    No I butted them tight. It's wet pressure treated. It should shrink up about a 1/4 gap

    doors to garage should definitely be fire rated. also check your local codes, some require the door hinges to automatically close the door.

    not sure the best option for the front, but I'd reinforce the frame regardless.
