Is the deck covered? If not I would definitely fill with dirt with a slope. Your dogs and your foundation will thank you lol
Also I don't think flexible grout is gonna keep your tiles from popping and breaking. I'd tear that out and do it right

Ah the joys of homeownership :goingcrazy:

Some flags and center console divider... lots of things on the wanted list.
I don't plan on doing the grout again until right before I get orders and sell. The tile itself hasn't broken... Just all the grout in the high traffic areas of the kitchen.

The deck is not covered, but its on the west side of my house which doesn't get hit with nearly as much rain as the east. Also, I am in the PNW and the high temp for the summer is 90 max. Plus, the dogs have a lot of shade in my back yard as I am surrounded by trees.

That wouldn't fly for our shearwall requirements

I rarely see exterior walls framed without sheathing and wrap before lifting. I was curious if thats the standard method in that area.

We are stick framing it , we need to shoot the individual stud lengths so we aren't building them then lifting them , they're getting built in place

If we were on a plywood subfloor I would frame them on the deck , sheet and lift them

Ply, moisture resistant coating though. OSB is garbage IMHO.

My house is entirely sheathed in 5/8" from roof to ground. It really made a difference with keeping the house air tight and not a drop of water got in the house during construction once the roof was on. Im pretty sure it guarantees up to 6 months of unprotected exposure before it starts to degrade.

I thought they were OSB core too

Anyways , looks interesting but like I was saying , I've yet to see it locally . This job requires a peel and stick membrane over the roof sheeting to act as the vapour / air barrier

I'm going to enquire re pricing and availability to see what it costs up here though for curiousity's sake

I was referring to the red ovals showing horizontal pieces you have placed between each wall stud in this sections only. I've framed a few houses (3 of them actually, about 15 years ago) and I don't recall ever doing this type of horizontal work between studs. Hence why I asked the question.

My bad , I missed your highlights in the pic this morning haha

That blocking is there because that section of wall is a shearwall providing the lateral restraint for that wall plane and all panel edges have to be supported and nailed per the nailing schedule , if you look at the bottom of that section you can see the seismic hold downs that are on either end of that wall section attached to the triple studs that are on each end of the shearwall framed section

Those hold downs attach to the 5/8" redi rod we embedded 30" into the concrete
