    Started on the floors in the kitchen and family room. Took out all the carpet.

    Next is to remove the linoleum. It looks like it might come out fairly easily. I lifted it at the transition and it doesn't appear to be glued down (at least not heavily).

    The plywood subfloor gives under my foot where the concrete meets the wood, so I'll have to replace that piece. The rest in the family room feels solid. I may have more in the kitchen to replace. It squeaks and flexes a bit under foot.

    I bought a bunch of Schluter Ditra to put over the foundation. Then we're going to lay 12"x24" tile. Between the kitchen and the family room I have about 600 sq feet to lay.

    bathroom around tub walls is finished. going to put a piece of "crown" type tile strips at the top. but main parts are finished. now is the floor so i can install vanity i picked up today. then sunday the granite guy comes to measure for the top

    I pulled up the portion of the subfloor that was flexing. Looks like I have some termite damage. I didnt see any live termites (the house was sprayed back in July)

    This is the beam that runs the length of the house (2x6). It appears damaged in this one spot (though extensive). It is between two joists (16")

    It sits up against the cement slab of the family room and rests on another board which is bolted into a cement foundation.

    This corner shows some damage on the inner board. It runs perpendicular to tje other beam.

    How is this typically fixed? Can I just cut out the bad portion and replace it?

    Its hard to tell from your picture exactly what is going on there. Plus i am used to framing houses with full basements. If that beam is suporting any weight you need to make sure you temporarily jack the floor joist that are being suported by the beam. You will probably need to remove a whole section of the beam from footing to footing, or load point to load point. By looking at the picture i dont entirely understand how it is framed, hopefully someone else has a better idea. Are the floor joist hanging off of the rotted beam? And the beam spans from footing to footing?

    Here are some more pictures (I am on my phone). Click them to get a larger picture. The joists connecting to the bad 2x6 beam are about 15 feet long. They are resting on a 4x8 beam about 7 feet from this board. The other side of the beam is concrete. There is also a concrete ledge under it. The joists are toenailed into the bad beam.

    This is looking down on the area between the joists. It shows how deep the damage is (almost through the board)

    This is the corner. I looked under the floor. That piece stops at the 4x8 beam (about 7 feet long). The joist furthest from the cement runs all the way to the outside wall (15 feet).

    Two from between the joist. This is the slab with a board bolted to it and the damaged board resting on that.

    The main damage looks to be on the rim joist in this pic , that is not a huge structural concern as the joists are bearing directly on the sill plate bolted to the concrete

    If you know there is no more termites you could just provide a new nailing block to carry the end of your plywood

    Your crawlspace floor has no vapour barrier or skim coat ?

    Thats a concrete slab on the other side of the beam? Looks like it will be an easy fix if that is the case. Looks like it is a rim joist, which isnt carrying any load from the floor system. Looks like the floor joist are being supported by the PT plate which is attached to the footing. So you can cut pieces of the rim out and replace them pretty easily.

    Or for that matter , cut all the joist toe nails with a recip saw , lift out the bad rim joist and replace with a PT one

    No. And the insulation was installed upside down. We are pretty arid here.

    No issues with ground moisture ?

    Your rim joist looks like fir or pine , if it's in direct contact with the concrete slab ( which it looks like it is ) then it can wick moisture out of the concrete and soil which will cause it to retain moisture and rot or attract carpenter ants / termites

    The paper face of the insulation was facing down towards the ground? I wonder why/how they would do it that way.

    Oz, if he decided to replace the rim with PT would you use a vapor barrier? What would you use?

    I would replace the rim with PT because it seems to be in direct contact with the concrete slab and in close proximity to the soil of the crawlspace

    If there is indeed no ground moisture issue then a vapour barrier ground seal may not help at all
