    Sounds like they forgot to put a bottom plate in your wall framing haha wtf is holding your roof up because the studs aren’t doing anything. Maybe it’s a post and beam structure?

    Anyhow you’re gonna have to make some decisions as to how far you want to take this thing

    On the plus side looks like it’s in an awesome location :). How high does a fence have to be to keep gators out of your yard?

    I just double checked the 2015 IPC, which my town follows. I didn’t see anything in the piping section, water heater section, or in my towns amendments that says you can’t install pex within 18” of a water heater. Let me know if I missed a section. I’ll call my building department tomorrow to verify.

    If not allowed, I can swap these boys in real quick. (The back side of the wall is currently opened)

    That’s what I do is use 18”-24” wboos. You can make a loop downward so you don’t have a flex in or thru a wall. If you’re careful you can reuse the wursbo male adapter

    Ok so that helps some...I'd definitely look at cleaning the roof off. and hope no shingles are messed up. But to start with the door, Id prob take that outside trim off and spray foam around the door from both the outside and inside. You shouldnt see any light from the outside in. Let that dry then cut the expanded foam flush. Once thats done RTV the crap out of everything the white outdoor trim is going to touch. Then nail that back in place. Then RTV a bead around the trim. The bottom flashing should go under the deck. Not out like it is.

    I would remove and throw away that stock brick moulding and after foaming the gap between the jamb and king stud , tape over the gap between the jamb and exterior plywood siding with something like Vycor deck protector , then mill and apply a trim that overlays the plywood instead of butting against it , essentially counterflashing that connection .

    Got our formwork stripped today , bit of clean up of the forming material then over the next few days we will prep the retaining wall with emulsion and dimpled membrane . Backfilling is scheduled for Monday

    Its a buttress for the retaining wall . Engineered to work on the exterior where it will be completely buried instead of sticking into the open area under the deck on the other side of the retaining wall

    Well my kitchen and master bath remodel just grew a good bit. Going to have the house completely redone electrically and brought up to code. House was built in 62 and has had some stuff done that would force me to sell the house as is if not changed. Will just be easier to do it all now.

    That being said. What do you all consider a good price in your areas for this kind of work? New breaker panel, meter head and main line, 2100 sq ft home completely redone electrically. I will be at a total of 13,200$ electrical cost with me buying fixtures.

    What amperage service? How far is it from the house? How many 3 way switches? Are the walls currently open to studs? Exterior lighting? Etc etc etc. your best bet is to get multiple quotes and ask for references so that you can ask previous customers.

    $13200 seems like a reasonable investment. Whats the timetable?

    I've gotten multiple quotes and yada yada. These guys are good, one of the best in the area.

    Walls in kitchen and master bathroom are open to studs, everything else still covered. 200A service.

    how far is what from the house?

    includes all exterior and interior lighting currently existent on the house, all outlets (plus more to bring up to code), all switches, 100% rewired to code, smoke alarms, all lighting fixtures plus about 8 new ones all wired up with every room getting a double fan/light switch as necessary.

    yeah my quotes ranged from 12.5k to over 16k. this guy won the job for just my kitchen/bath alongside my other contractors so I let him give me a number to do the rest of the house on top of it. since there were no more question marks to what was behind the walls and he 100% knew what the job would entail I felt he gave me a good number and I'm overly impressed with the work they've done so far.

    yeah man contractors can be rough, but once you find a good one it's a different world. my main guys doing all of the demo, architectural, structural, install of everything non electric/plumbing are great...they struggle with communication sometimes, but are super good guys that know what the hell they're doing.

    I've had them hired and selected for over a month, working for 2 weeks now, and I had a guy from 4 months ago send me another quote this week. I'm like wtf man I'm beyond selecting people and you're crazy overpriced anyways lol
