I wonder if anyone has ever tried to sell a house on this forum  :D

Well I'm thinking of putting my house on the market in the next month or so, and thought I'd see if anyone on TW was in the market for a home in downtown Phoenix, AZ. It's in a quiet historic area with great people, nice homes and a real sense of community - not something often found in the valley.

Built in about 1940, the house is about 1,500 sq ft, 2 bedrooms, 2 bathrooms and communal areas (kitchen, lounge etc) in good proportion. Set on a big lot with decent size garden front & back. I've done a lot of remodelling including a brand new a/c system that easily handles the high temps we've been having recently.

And for all you home mechanics, there is an insulated, air conditioned double garage for you to work on your Tacomas!

    Guide price is around $325-$345k.

Here is the front of the house, complete with Taco parked on the 5-car driveway.

View from the house - a beautiful local park, plenty of space to walk the dog.

Yes, it's recycling day today ;)

Of course if you're interested we could do this before a realtor gets involved, saving us both $$$. I can send more pics to you via email if you're interested.

Chris - you need to find out the HOA rules before you look at it too much.

none except for crappy hub caps and floor mats.
My advice: Look at your local MLS listings and see what homes in your area have been selling for. List accordingly.

    About one mile.

Bobwilson - I am going to have a valuation done next week, a realtor is going to pull comps to see where I'm at on it. That's why I've said 'guide price is xxx' (which I got from a casual coversation from a local realtor).

Mods - feel free to move this over to the non automotive section.

Thanks. My zip code also includes some lower-end areas that drag the median ave for the zip down, so this isn't a great yard stick to measure by. There are a couple of houses in my 'hood that are worth way in excess of $1m, yet a friend just bought a house 2 mi from here in the same zip for less than $40k!

Never been to Phoenix, but it seems like it got nailed by the downturn. Too much speculation during the boom. Kind of like Vegas and Reno. Looks like if you wanted to buy in Phoenix, you can get some steals.

True, it's one of the worst hit places. Fortunately I'm in a historic district which has been one of the the least-affected place (prices have still come down but not half as much as some the outlying subdivisions which have tanked).

They aren't building any more 1940's charming neighborhoods!
