Also - more important than the physical inspection is, during the 'contingency period/investigation period', LIVE IN THAT NEIGHBORHOOD WITH YOUR HABITS/LIFESTYLE AND KNOCK ON DOORS AND TALK WITH NEIGHBORS! You can fix a hot water heater - you can't kick your neighbors out of their homes!

 

We are all set there- Already met them and we live on a cul-de-sac...so those two are it. I've driven and walked thru the surrounding development several times already. ONly issue I have there is that the property abuts a road and there is a trailer park across the street...Not a huge deal tho.
Only 9 registered sex offenders in the local radius...And none very near to the house. No major crime reports in the development and good response times.

I know this sounds crazy but having had a bunch of experience with people buying homes - that registesty can provide insight but as a detective in Manhattan Beach once told me "It can be a distraction and cause a sense of false fear or false security. Now if you had a map with the convictions of all infractions, dates and details to each - that would give people better insight - it would be inaccurate but it would give insight." I still think the talking to everyone including Mrs. Kravitz, is the best tool.

DUDE! hire a plumber to run a camera in the pipes. all the way to the street. my house is slightly newer than this one and i had orangeburg pipe!! you dont want it.

a plumber will charge you $100 or so. believe me, i wish i had done it. i would have walked away. i had to have the entire line taken out and replace to the street.

 

i read something yesterday on CNN about a couple buying a house
that was previously a meth lab, going to cost them a ton to get
the residue of the meth out, and 99% of home inspectors have no way of telling if there is meth residue, they found out from the neighbor.
