    I got about 10 ideas floating around, all logged in an excel spreadsheet with profit margins, a date for ROI if I get a loan to start it up and any major financial losses if the company goes under, etc etc etc.

    That's why I wouldn't go in to business with anyone but myself. So I know it's done right lol. Already got 1 business going right now on the side and it's doing okay for the most part.

    Yep I already tried to do this about 6 years ago and was not prepared at all. Going to take my best idea and toss it to the bank, bring all paper work and docs.. tell them I will have someone run the business while I am still working full time at my current job making good money so margin for loss is niche. Using all the profit from the gig I will pay the loan off in a year or so (max loan term for a business is 25 years IIRC).

    JK, I don't know you or your capabilities, just whenever I hear "fool proof" I think of the statement that I heard or read sometime,

    "Nothing is fool proof to a properly motivated fool." :D:D

    Prices are up throughtout Houston area and I don't see any end in sight. I thought that the market would peter off a bit after the summer, especially since they continue to build new houses and there aren't enough buyers, but still it remains high. Traditionally we have had cheaper house prices than most of the county, that seems to be coming to an end.

    Even the outskirts of Houston have seen increases. I've been thinking of selling my place and building a little something. I had my eye on several lots in San Leon and Houston. Most of which had been sitting on the market for more than a year. In the last three months all sold.

    Maybe I'll sell, sit on the money, and move in with my mom and either build an apartment behind her house or just suck it up and wait for the a market crash lol.

    For ~600K in the Heights you get ~2800 sq ft of new or newly renovated home with higher end finishes.
