    I'm happy with my overlander taken it many places trails only one it has not finished is the white rim trail. So imo is not needed to go overboard.

    For years six months of wages was the standard for the maximum OTD price for the majority of people. Median wage in 2018 is $59K.

    Car prices have gone up much more than wages the last 25 years. Prices always go up when the government gets involved. Housing , auto manufacturers and college tuition are all heavily subsidized and have been bailed out by the government " Taxpayers" for years.

    People have certain things they like to do and will spend money on regardless. One guy at work spends tons on fly fishing. Another takes his wife to a professional sporting event in a different city every year. I've invested a small fortune in a woodworking shop. My mother saves all her money, my dad rides motorcycles. My wife blows hers on pointless shit.

    It all comes down to passion. If you're passionate about something, you'll sink everything you have into it.

    Private mortgage insurance.

    Now VA loans are different and will carry a different type of PMI (as PROseur said its funded by you) but the monthly cost of the loan will be a lot higher for 2 reasons:
    1. You carry the full burden of the value of the home in a monthly payment
    2. You will have to pay for the additional insurance VA has either in the form of a monthly fee or increased interest rate.

    VA loans will cost you more over time than a conventional. Only do it if you have litterally no other choice.

    A lot of sellers where I am at won’t accept offers w/ VA loans.

    You will have closing costs and origination fees at close. You will not be able to buy a home with no out of pocket costs.

    GF and I are looking at using her veteran status and still doing 20% down and use VA to get a better rate. Is that a pipe dream? We haven't gone to get pre-approved yet, so I'm just asking so I know a little more before we go next week. TIA

    Which part was impassible on the WRT? I can see it being tough in a few spots if wet.

    This! You don't need TOP TIER items to have a fun, functional truck. That's why I'm going with Bilsteins (hopefully someones 5100 take offs to save more money). I had it in my mind thinking I needed kings but realized after some feedback from my friends I've met through here, that for my use, I don't need $1200+ suspension components.

    You don't pay PMI if you finance through Veterans United. But your GF has to have served the minimum to qualify for a VA loan. I didn't serve long enough, so now I'm saving for a decent down payment. :/

    This is incorrect. There is no additional insurance in a monthly fee or increased rate. VA loans generally have lower rates by 1-2%. My first VA loan in 2008 was 2.5%, my current 30 year is 3.3%.

    Any seller not willing to accept a VA loan is a complete moron.

    The only cost is the VA funding fee which goes up each time you use a VA loan to a maximum. Often banks will waive closing costs so the only out of pocket expense is the typical, inspection, title fee, VA funding fee etc, which is rolled into the loan...

    Other than a Security deposit, termite inspection, and VA appraisal, there are no other out of pocket expenses. Now you occasionally have to put a down payment if your loan exceeds the maximum allowable loan amount.

    Stick welders are cheapest next to flux core migs. Whatever you're more comfortable with. I'm considering get a stick purely for the fact I feel I can produce a higher quality weld with one over fluxcore. If it was gas sheilded I'd take the mig, but then your adding in the costs of gas. I'd really like a good foot-pedal run TIG so I could do aluminum too if I wanted, but those are exponentially more expensive for a good one.

    VU will also hook you up with a local real estate agent that has experience with vets and VA loans. I use my own though, because she's family. They are based out of my hometown of Columbia, MO.

    I use North American Savings Bank, best rates. The best part is you have a direct line to your loan consultant. send me a PM and I can give you the info on my loan consultant, we work with him on all our loans.

    Depends on your situation I guess. I put down about 3%, got a great rate and no PMI. Oh, plus as a first time buyer I get something like $180/month of my mortgage paid for me by a federal program. And, I got the seller to pay my closing costs too, lol. That was $7500 I didn't have to spend out of pocket.
