    a couple key words to take note of in your reply: "most" and "but" and why i suggest the poster just takes a quick look at that policy guaranteeing full replacement.

    Being from dry Colorado, i dont have any experience with Hurricanes, but isnt the most likely form of damage flooding that occurs from these things?

    Finished my big front window and backyard sliding glass door after work today. Lowes was a fcking zoo, glad I planned early and this was the last thing on my list. Now the waiting game. The wife, baby, and in laws are heading to central Florida, I'm staying in Melbourne with all the pets. Here we go!

    Good luck to everybody on the coast...hope it don't get too bad. Pretty sure they're setting up some shelters and stuff in Aiken - heard the "Emergency Management" guys talking about it. I'm guessing we're far enough inland to not have too bad of wind and all :notsure:

    Our home policy ($3k/year) has separate deductibles for wind damage and all other peril. The wind deductible is higher. The policy, nor really any, does not include flood damage. That is another $450/year thru the government, the only one to write flood policies to my knowledge. This is all on a home built in 2013 to newest codes, which is not in a flood zone. Stuart FL so we'll see some of Matthew pretty close. Luckily everything fits in the garages so no vehicles will be outside.

    Also - don't rely on the storm path. These things can turn at a moments notice and crank up power over the Bahamas 85 degree shallow water. It could really change in 6-12 hours when it's too late to prepare. Big difference between east and west side of the eye - west side being much less powerful.

    Evacuations have to declare early, or no one will ever make it out due to traffic. And 'early' means you don't get the best predictions, then people who left are frustrated they didn't have to.

    So unless you live in a rural enough area (traffic wise) that you can escape within that last 12 hours, when final predictions are close enough, better leave now.

    As far as insurance. Better have a copy of your policy available in case you need it. And not in the home. No one can tell you on the interenet what's what, just like with a vehicle insurance. It's all in how your's is written. But I will say this. The majority, if not all, policies in Fl have a % exclusion, up to x $, for wind damage. On top of your deductible. Water is another issue, and it doesn't matter if it's rising water, surge water or driven water, it requires a separate rider that has to be written at least 30 days before an event. So if you don't have it, and want it, too late.

    Been in Fl since 19 none-of-your-business, and I've seen a lot. And 30 years of that was with a power company, which got me to see much more than the TV twerps or the average reporter.

    I'm on the safe coast, will just be breezy. To those affected, be careful, don't do something stupid because you feel invincible or you have a truck.

    Hunker down.

    I remember Charley as well I was with my Aunt and Uncle in West Englewood Fl we rode it out as we didn't worry as the house was solid concrete block with filled cells built by my Uncle metal roof. Not much damage other than a few trees down shed was gone vehicles were beat up a little from debris no broken windows.

    I remember my Aunt telling my Uncle you son of a bitch next time i'm leaving you can have this pucker factor all by yourself...
