    Just cut a check out of for 41,842.16 to pay off all credit cards and just got my offer accepted to buy my first house... i rented a house from a builder who got forclosed on .. only been in the brand new house for 2 months.. and house appraised for 189,900 and offer was accepted for 133,000 .. 3/2 1800 sq ft with hardwood, tile and carpet, screened in back porch and 2 car garage with granite and full stainless pkg... so excited... only bad thing is i wont have any mod money for the taco for a while .. but no more stupid payments to cc companies :woot::woot:.... thank god .. never again .. rent was 1275.00/ month and new mortgage at 3.75/30 is 848.12.. savings of 426.88 :eek:.....

    Congrats on the house, renting is always a bad deal . I hated renting, felt like I was throwing away hard earned money. homeownership is great!

    yeh im glad .. but now we cut back on everything starting fwd lol .. so like went out bought tons of groceries instead of eating out everyday and getting lunch .. so brown bag it .. also i drive 81 miles round trip everyday to work .. and cost me about 450.00 a month in gas.. well started to leave taco at home and drive wifes car so now gas will only be about 105.00 a month maybe if that.. less miles on the taco and savings of 345.00 a month .. so adding that into the grocery money and the house payment now .. savings of almost 1k a month .. between gas, food and new mortgage payment ..

    going to set up a equity line so that can make splurge purchases, but will be placing house for sale in 3 years.. and look for another builder foreclosure as they are always in great shape .. so that can continue the equity trend.. so that with the next house will be able to start with around 55-75k in equity in as little as 3 years.. i got tired of wasting money . :)

    yeh .. housing markets are crazy depending on where you live.. like 133k couldnt buy crap in a lot of cities..

    Around here, you can find a cheap house in excellent shape for 120-140 K
    take advantage of the deals if you can , this may be the best time to buy ever.
