    but my down payment keeps getting eaten away by my Tacoma. Had it for 6 months or so and somehow it's got $4k in mods :ballchain:

    It's ridiculous. A home that goes for $400k you get 2-3 bedrooms is made up of $100k in materials and labor.

    You can get a pretty good house in Oxnard or Ventura for around 400-500k. If you're in the Newport and Irvine area, then 400k will buy you 1/4 of the house lol. I live in Santa Barbara and some homeowners are asking 800k for a complete dump. A lot of people speak highly of SB but I've been here 3 months and not impressed.

    I am FINALLY in escrow in 91214. Did 17 offers. Got 1 counter back. Everything is cash offer. Houses selling for 150-200K OVER asking. Sign on front lawn, house sold before open house even. I am being asked to remove appraisal contingency, remove inspection contingency, and let the owners live in the house 2-3 months after closing for free. Lots of "first time in 50 years..." house on the market being listed.

    Previous owner paid $1500-2200 tax a year. At current purchase price, tax will be $1100-$1250 a month for me.

    Market is crazy. Oh well.



    As far as truck goes, I have almost $7300 in parts sitting in garage. Truck will be here Tuesday, finally.

    Everyone can spend their money as they so desire on mods for their truck if they like. It makes me no difference what other people spend on mods. I dont have to pay for it. I myself have never found the need to spend a lot on truck mods. I always spend what I feel is necessary as a minimum such as good tires if going off road, good floor mats, rain guards on window, seat covers and now mudflaps being my truck didn't have them like they used to. Thats all it takes for me to be good to go.

    I didn't want to comment, but here in the SF Bay Area, it's been crazy. We're very lucky to own a nice home in a great area, but yeah, everything goes for 10-20% over list. The median home price where we're at is over 2 million.

    There is a reason why SF Bay Area is so expensive. One is weather and proximity to everything. I can surf in the morning, go snowboard in the afternoon, and skateboard at night. :)

    with an NHF FHA loan and Sapphire grant you technically don't need a down payment.

    also, some very nice houses here in the coachella valley going for 300k. up to 6 bedrooms I think. just gotta deal with the occasional 126° summers :-D I think we broke another record down here....
