    The market is pricing in a an anticipatory fed cut. May not even happen. This market has more to lose when you look out at earnings.

    Just saw a graphic on CNBC on odds of upcoming Fed cut:

    .25 - 0%
    .50 - 0%
    .75 - 75%
    1.0 - 15%

    I guess they're planning to join the negative rate countries. That can't possibly end well when they really need to cut and have no ammo left.

    Good for my mortgage! Selfish, I know.. I am just excited that I signed right before rate cuts and I'm sure my house has already appreciated 15% and I haven't even moved in yet (being built). And now my payments will be lower to boot.

    What will be funny is if SPX goes back up on a rate cut "hope", and then Jerome comes out and goes "looks like everything's fine now, no need for a cut" and then everyone is just like "....we've been duped... we duped ourselves!" lol

    In December I got a 30 year fixed VA home loan at 2.99%. I thought it was too good to be true, can't imagine it being lower than that.

    Yes, generally the mortgage rates follow the 10Y treasury yield, which has been tanking since January. Hold on, I'll screenshot you the Freddie Mac rates on my mortgage lender's app

    Part of what got me that rate was that it was a "builder's incentive" to use their mortgage company (and then the loan was sold). The rate I got though was not the going rate for a VA loan. I figured I had to jump on it because it was good enough.

    Price of bonds goes up as people pile into them. So you get "gains" but less and less interest $. Kinda like a lot of stocks...

    I got super lucky and the lender I had picked ended up becoming a preferred lender by the builder about a month after I signed.
