    Ok, just closed 1/3 of my puts bought at $1.15 for $1.75 and set a $0.20 stop limit for the rest on the bid which is $1.75 right now so I'm guaranteed to at least sell at $1.55

    When I told my girlfriend I was down over $50k in March, she though I was crazy. Basically, it was, "I told you so!" I was on the search for more funds to put in at that time. I'm back up about $60k since then!

    Explaining the difference between "I'm down" and "I lost" is also very difficult.

    On another note, are there any interest rate/mortgage gurus on here? I am in the process of refinancing at 2.25%. I am not complaining and am very thankful. I was wondering if anyone thinks we'll see the low 1's or lower in the next year or so? I'll do it again, it's easy and cheap with VA mortgages, but I think I'd need to get 1.5% or lower to even consider it.

    For the sake of the economy, I sure hope not. That would mean this downturn really drug on. I don’t see it getting low enough for you to do it again. I think it will only screw the housing market down the road when rates are back to where they were. But who knows. Everything is crazy

    I don’t expect to be able to, but I’ll monitor the rates for a while. I doubt anyone could have imagined 3% a few years ago, so I see 1% as an unlikely possibility.

    I think the biggest play on real estate is going to be when all of the eventual evections start happening. This is going to free up a lot of rental spaces and they're going to have to drop rent. This is going to drive people away from buying new homes because rent is going to get so cheap. But then with all the vacancies people who purchased second homes and we're paying the mortgages with rent are going to start struggling to pay the mortgage on the rental properties and maybe even their primary homes...which that might start them putting their secondary homes on the market...are we 18 months away from the cheapest multi family homes combined with extremely low mortgages? Might be a great investment opportunity

    If all of that happens, it will be absolutely horrible for our country, but I'll be in the refinance market again. This last one went from 2.99% to 2.25%, knocked about $49,000 off the life of the loan, and about $150 a month off of the payments. Closing was only about $6k to do all of that. I think everyone who owns a house needs to be looking into this now. If your scenario plays out we'll be near 0% interest rates!

    Isn't some of that already starting to happen with the people thinking they could live off of being an AirBnB slumlord and now haven't been able to pay mortgages on multiple homes?
