    Yes it does. But it is just a utility/laundry room.

    I've never used it before, but it isnt' too hard to figure out. I mean, it's only electrical. All it can do is kill you. People need to know their limits.

    Not when undoing it to re-do it so it is safe. Especially when you just want to hook up the washer and dryer and stop fucking fixing houses for 5 minutes. Which now involves replacing a window sill and some wainscoting trim and sanding and painting and capping a gas line and reding the dryer vent on the exterior and fuck all it just needs to stop...

    I'd rather be planning the new garage.:mad: While sampling bourbons. Next to a fire.

    I am currently glad I am renting. Nothing to spend money on to fix. I just wish I would have sold my house in Kansas.

    Yeah, I got the sarcasm...I'm just pissed. How is the KS house going? Didn't you have an issue with tenants?
    I am more proficient and familiar with the latter than the former. My risk assessement indicates I should opt for bourbon and fire. :drunk: :bananadead:

    It's better. They haven't come up with any other BS since the water leak... My FIL hasn't checked the inside of the house since it got all fixed up though to see if there is any damage to it yet. But, I trust the guy in there will pay me if they do break anything, or attempt to fix it. My neighbor I liked is saying he is going to move away from the neighborhood in the Spring though. Just means I need to sell the house and find a better neighborhood to live in when I head back there in 4 years.

    Yeah, the agony doesn't get a lot of press, does it Tom? I'm just so tired of correcting other people's crappy work or neglect, and scope creep on otherwise simple tasks, rather than doing elective "fun" improvements from scratch for myself...

    At least the old house really shows well and a lot of guys have said how good the restored porch and exterior wooden windows are. After all is said and done and the bank and the agent are paid and I account for the expense of my improvements (except for labor, of course :rolleyes:), I actually stand to make a small profit on the old house, which isn't bad after 9 years of owning it through a historical recession.

    My value has supposedly gone up over the decade but still about -20k considering the coin I dropped fixing it up. Add labor and I'm screwed.

    I'm selling for $39k more than I bought it, minus ~$25k in improvements (some of that contractor labor), minus agent commission and closing costs...but yeah, my labor and time...well gosh, Boyd, that's just good ol' sweat equity. Yeah, that's the ticket. Sweat equity...:rolleyes:

    Worst financial decision I ever made was buying during the boom. At least I bought a foreclosure otherwise I'd just hang myself.

    Only 20 more years and its all mine lol. Tried to refi for 15 but the savings was nill.

    It's hard, man, you can never tell what is going to happen, and you do what you can do at the time you can do it. After that, you gain wisdom...LOL.
    I bought in Feb 2004, about a 1.5 years before the crash in the local market. Neighbor right next door, virtually the same size and floorplan, bought nearly a year after me and paid more than what I am selling mine for now. They had to move, were underwater, and had to keep it as a rental but at least refied at 3.something, not sure on the term. The local inventory has been extremely low here for the past year, so I am lucky enough to take advantage of that. I had an offer in 7 days for asking. I'm just relieved, and I know a lot of other people out there are still having a very tough time and don't have many options.
