Land is VERY different everywhere you go.

I grew up about an hour from the nearest wal mart. So that tells you how far out. We had 55 acres and two 2000 sq. ft. brick houses on it. Total price was a little over 215k when we had it appraised a few months ago.

Im now less than 3 hours away from there and you cant buy a decent house on a 100x100 lot for that...

    Amazing how prices vary.

Tell me about it. I live in the Bay Area. A starter home ( meaning a 1940's 2 bedroom house with no updates) is still stubbornly sitting at around 450k-500k. Anywhere close to the city is really, really expensive. Also anything anywhere close to Silicon Valley is outrageous, as in pushing a million for a home there. The traffic is really nasty going out to the burbs. Basically as soon as you get far enough out to where the commute would be impossible, the prices drop like a rock and you can get something for more like 200k. But there's no jobs out there.

Needless to say I'm looking for work out of the area/state.

I got it! I am stunned....I bought this house for 50% of appraised value and 68% of the list price! I have spent 4 hours in the house on 3 separate occasions....absolutely nothing wrong with it.......but will get inspector nevertheless. After 4 years of searching I found the deal of a lifetime!!! Sorry late in posting...I've been in Chicago, NYC next week.
