    That can be a huge problem if not engineered properly. If I have flooding at my property...we all should be looking for a long bearded man with an ark.

    I’ve seen similar flooding in NJ. You are further inland, but you should have seen the flooding from Hurricane Irene in 2011. It was bad.

    Yes and no. I have stairs that go down to where the furnace and hot water heater with crawl space.

    We've been getting a lot of flash flood alerts for my area. Doesn't seem to get too bad on my commute in PA, only one spot. Now going into Maryland; they need to get their act together. The back roads I take get terrible during heavy rain.

    The little dam on the creek across from the house has been high for a while now. It is nowhere near flood level though. Think the the worst was Hurricane Agnes in 1972. It put the little covered bridge near the house under water. Level here is marked on the right.

    I guess you don't need a sump pump down there? My aunt's old house in Decatur, Georgia only had a crawlspace but there was a sump pump down there because the area was known to flood...

    We didn't get much street flooding during Irene, but we lost power for two days. We didn't have a battery backup for the sump pump back then, and because we lost power so early, my parents spent the whole night in the basement bailing out the sump pit with buckets so the berber carpeting in our finished basement wouldn't get trashed. We didn't get a wink of sleep, but we saved the basement from damage; I slept in my Tacoma with the A/C cranked in the parking lot at college...

    Make sure the ark is big enough for two Tacomas of every year, generation, cab/bed configuration, and drivetrain configuration!
