Lake Tenikller Oklahoma lot $3000obo may trade 1/2mile to boat ramp colse to public land

I have a lake lot at Lake Tenkiller Oklahoma in the Tenkiller harbor association. It is a wooded lot that is 50'x100', yes I know its small but it a standard size lot in the community and is plenty of space to host multi family camping or clear it and put a camper.

The lot is situated on the North side of the community, located roughly half a mile form the boat ramp and half a mile from the community center. Also a short drive from Cherokee public hunting, as well as being surrounded by corp of engineers land. Lots of wildlife.

The community center includes all the amenities anyone could need. There is a community pool and playground that are fenced in. Also a recreation center " ie a building with a kitchen" that can be reserved for free for hosting parties of family reunions. Not to mention, Its equipped with hot showers and clean restrooms, fresh water station, dump station for campers, and a dumpster that are available 24/7. The Community is sparsely developed, mostly undeveloped, and very secure, with 24/7 security guards. The association is unrestricted, so you can build or park pretty much whatever you want, they just want to know about it. The Dues are less then $130 A YEAR, and property tax is next to nothing. So your getting a lot of luxuries to not a lot of money. There is really something for everyone in the community.

I had plans to clear it and build a small cabin, but my life is taking me in other directions now. I am asking $3000obo for the place and I'm open to trades for multiple things, pretty much anything of value.

Tenkiller is a Great Lake to fish and hunt around, I live close and spend a lot of time there. If your lucky you might catch one of these.
