    Doing better than us, we have been out bided so many times I cant even count, trying to buy a first house in Southern Maine has been the pits this year.

    I agree with that as well pretty slim picking around here too.. either way too much money for something that needs to be gutted or the house is way to much money because someone else gutted and did over already.

    Most of what I've been finding needs gutted or a mild remodel at least. And they want 220k for it! I've given up on finding a place with a garage, now I'm just hoping to find a place with land to build a garage. Metal of course since stick and board would be another 100k... :annoyed:

    I agree I have also been looking at Land for sale.. but I can't fathom paying 80grand for 1.6 acres.. Almost want to find a committed friend and grab up one of the massive 37+ acres lots and divided it evenly with a buddy or two to take the huge hit on the price with me.

    Yeah, I've been seeing those ridiculous land prices too. Folks looked at a two car garage in kingfield that was on an acre of land. 80k! I couldn't believe it! Needless to say they passed on that.

    What worries me the most about these absurdly inflated values right now is that eventually the towns are going to redo their valuation of everybody's property and the taxes are going to go up as well. So even though I'm not in the market to buy or sell I'm going to be affected as well.

    I had planned on re-roofing the garage last summer, and again this summer, but right now the prices of building materials means it'd cost 3x as much as it should, so I'll keep holding off unless I find a smoking deal.

    Im biting the bullet and having to strip my roof to the studs and reinsulate, sheath, and stick the metal roof on next month. Im already over double what it wouldve cost me last year but dont have a choice where the current pos metal roof is leaking. The advantech alone is over double what it was prior. Absolute bullshit.

    So that must be up around $70 or $80 a sheet, then? Because it was already pretty pricey. I mean, the $10 cheap floppy/warpy 7/16 OSB is like $35 a sheet now.

    Where mine's just a garage I'm seriously thinking about just picking up some rough-cut 1xwhatevers from somebody with a woodmizer and using those instead of plywood or OSB. Maybe I'll even drop a couple more big pines from the lower lot and have them milled.
    But I wouldn't want to do that if it was my house. I'd want real sheathing for that.

    It's most likely going to catch you up in another way: I just got my home owner's insurance quote. It went up 72%. Massive jump in the cost to replace/rebuild. Saw a news piece on the impact of spending on durable goods. The price of lumber has gone up 273%....
    Hang on folks, we may be in for a wild ride.

    We've been fortunate that we're in a price range that is sort of odd. Lots of cash buyers are buying the 1 million + homes and then lots of retirees and first time home buyers are looking in the <350k range. So we're comfortably in the middle where the Covid premium isn't as bad. With that being said, if we were looking in Portland, we would have more competition in that price range. Out here, not so much.
