    Exactly. I use to build houses with my Dad and his construction company. Takes a ton of collateral or capital, more then I had when I wanted to buy. Even with only 3.5% down and paying closing cost it still cost me $23k on a $175k house. And only $6500 of that $23k actually went toward the house, the rest was BS fees to everyone and their brother.

    But you've made up that $16.5K and then some in short time. Would not have been able to do that renting.

    Sort of, those are all made up numbers. Just because the house potentially might appraise for that doesn't mean I would get it if I wanted to sell. But yes, you are correct.

    The stupid part about appraisals is I could have two different people walk in and give me two different prices for the exact same thing.

    I've seriously thought about that. only thing stopping me is the snow tires on the car still have usable tread and need to be swapped to the focus wheels. I wonder if the junkyard will take a car with no wheels.....
