Yeah that’s different than DMV…DMV is the area around DC like Northern Virginia and the parts of MD around the beltway. Delmarva is the eastern shore area, like you said. Two different places.

Never heard of DMV including Delaware. But my experience with the region is minimal.

Do I miss the region? Nope. Not at all

I moved down to Florida for a while and realized how much for granted I took Maryland. I got down there and my business didn't go anywhere after making 5 digits a month. I am convinced the DMV is recession proof. I hate winter but realized how much I needed it in my life lol. I came back... Born in DC raised in Maryland, and I'm here to stay.

You're thinking Department of Motor Vehicles? (Making sure)

The first 2 letters of the suggested acronym is for an STD...but what would the M stand for? lol

Definitely sounds like a regional term...living on the inland side of the Chesapeake/Atlantic.

What do I now? I'm from SoCal/LA but moved to Delaware via USAF in 2006.

    So...Eric suggested @Tonymontana for suspension.

Yea if it makes you feel better, everyone I've known buy here recently went through the same thing. At the end they were so relieved. Hang in there and congratulations, wish I could buy right now!

Our delay is a mix of a borderline incompetent seller's agent (slow, slow, slow and apathetic attitude to responding), septic issues that were fixed! just kidding - they didn't fix everything! And the Veteran's Administration - which is a horrible experience and probably not worth the advantages, and i hate them - as an organization :).

We're buying in south PA - about 40 miles northwest of Aberdeen area, just across the border. More-reasonable housing market there - and tax advantages.

Yea it's beautiful up that way from what I've driven through. Maryland is a bit tax hungry!

And that'd almost be fine if there was a measurable or even noticeable return on investment for the average person. The commute for me will be country roads, mostly. No I95 bs...no freeways at all. Means a little slower to cover those 40 miles, but it's through scenery like farms and ranches and whatnot. :)

Just curiously, what are the tax advantages? I've always understood PA to have a higher property tax burden

Well, income tax for sure. With tax reciprocity I'm looking at about 3.7% redux.

(all these are back-of-the-envelope math and rounded numbers, etc)

Maryland income tax is something like 4.75, according to smartasset.com - plus the county steals another 3%. In PA, state tax is ~3% and York county extorts 1%. I'll end up saving about $200/paycheck going from going from (effectively) 7.78% to 4.07% income thef--er....income tax. With a step increase in june, that will be even a little more savings.

On the house I'm looking at, I'm paying something like $5k/year in property + school levy tax. While I detest people letting gov't set property tax based on value of a house (because it's not as if more-expensive houses consume more county resources - especially those only using Power (well water and septic at this place), I think that's tolerable for 3.5 acres and 3100 sq feet. But the purchase isn't about making money short-term, as living on base my rent is about $2k/month (4br, maybe 1400-1500 sq ft) with no utility bills. We'll pay bi-weekly, but essentially the mortgage is double the rent we're paying now. Still waiting to see what the actual rate will be at closing. The side benefit for paying all this interest is taking about $37k off my federal income tax.

Of course i'll have a higher gas bill going from ~6 miles per day commuting to ~80.
