    Thanks for all the advice guys, I'm open to moving to a different climate (I grew up in Indiana so I'm used to seasons). The haze kinda would suck as I love the sun, but its livable. I'm just happy to be in a position that I could advance in the company and do it in an area that is more affordable to my current situation. I appreciate all your guys help!

    They are way overpriced for being in the valley because of their reasonably close commute distance to the bay area. I highly suggest to him if he has flexibility to get out of bay area commute distance. IE, Turlock or further south.

    Both have become bedroom communities for bay area workers, especially Tracy. I actually came very close to buying a house in Manteca. But in the end you can get a lot more for your money going a little bit more East or South.

    I live in Turlock currently, grew up in Denair.

    Work in Modesto, Don't live there.

    Look at these smaller towns:
    Turlock
    Denair
    Waterford - Cheap, but a bit dingy.
    Oakdale
    Riverbank
    Salida
    Hilmar
    Hughson
    You can get to Modesto in 30 mins. from most of these towns.

    I'd stay away from Delhi, Livingston, Atwater, Empire, Merced, Winton, Keyes and Ceres.

    You can find great homes for under 150k. In the towns I listed the crime low.
    Turlock has almost every store you need, and is very safe.

    Yes, it gets blistering hot between June-August. But we have numerous lakes to go to and the sierras an close.

    I'd recommend living north of Modesto in a smallish town like Tracy, Manteca, etc. Manteca has a Bass Pro Shops! Also, much further south of Turlock and you don't get the Bay breeze in the evening, which really helps with the heat. Of course, as was said already, Modesto IS pretty central. Close to skiing, Bay Area, Yosemite, and there's a pretty good wheelin place in La Grange! There are a lot of small towns close enough to Modesto. Oakdale, Denair, Waterford...

    I've live here in Modesto for 33 years. Sure it has it's problems like any other city, but the cost of living is cheap. It has all the great shopping, arts centers, parks, with way lower costs. 1.5 hours to the snow or sea.

    Hello, I have a used 2005 DoubleCab, short bed rubber bed mat for sale $25. Pretty good condition. It says TACOMA on it, & I have a longbed version that I cut down to fit the shortbed. That one has no logo or name on it. Send me a PM if anyone wants to buy.
