Moving to the Boulder Colorado area at the end of October 2015

    Hey guys, I am trying to find a small piece of land near the University of Colorado or surrounding cities for the end of the year. Anybody from Colorado have any pointers on how to find a small plot of land to build a house on? I am thinking I want to spend about 40k on a tiny piece of land, it can be on a neighboring city, it just can't be more than an hour away from UC Boulder because I plan on attending the University once I get out of the military. I would appreciate some of your local insights if you guys don't mind. Thanks, my Tacoma cannot wait to live in Colorado.

    You could probably buy a plot the size of a postage stamp for that. :p

    For real though, you're probably looking at land at least 20 miles east of Boulder proper to get anywhere close to that figure.

    Then again I could be wrong and that area could have housing/property prices that exploded in recent years.

    I understand Boulder is a very prosperous, thus expensive, but 20 miles out is doable for me. That is why I posted this, for information. What would be the names of those areas though, like the towns or areas. I know it isn't a whole lot of money, but I am also expecting the same in land, you know what I mean? I could do with an Acre or less.

    I live just south of Boulder in Golden about 18 miles South. My advice is to live in Boulder before you decide to buy land. You may end up wanting to buy a house West of Boulder or really anywhere other than Boulder... If you want property you won't find it most likely unless you want to commute. Jefes Taco is right... the market sucks

    That's just the thing. I don't want to live in Boulder because of the city feel to it. I want to live a little out into the mountains. I know it's hard but I just need info like you just did. So thank you guys so far for the comments. I'd rather live in the mountains but have to go to UC Boulder for my degree for a few years.
    Also, I don't mind commuting as long as it's worth it. I got to see boulder for a couple days and the wife and I talked and we don't like boulder for living purposes. Personally I would have preferred the Colorado Springs area but the school there doesn't have the degree I am interested in.

    Well going east will be the cheapest. I'm in Erie, about 25 min. from Boulder- but there isn't a lot of land for sale, even though we're adding thousands of homes each year. The predominant model out here is a farmer selling his land to a developer, who subdivides it. Very difficult to find just some land, though not impossible. $40k won't get you much.

    Going west into the mountains... I think you'll find more land available. Nederland isn't too far, you might look there- but that drive can be brutal in the winter. Other than that, you're looking at tiny mountain towns like Ward or Jamestown. Mountain property close to Boulder is in VERY high demand, not sure what you might find for 40.

    I agree, I wouldn't live in Boulder. It's ungodly crowded and getting more and more pretentious.

    I'm thinking you'd have to buy something in Longmont, or east of Boulder. Have you considered a "tiny house" on wheels? I've been watching those shows on TLC and if you can find the land for the right price, the tiny homes are 50k-100k...

    I understand, I mean west colorado I think is where it's at, but like I said, I'm only having to live close to Boulder because of school. I will definitely look at the mentioned areas. Thanks thanks

    @BigRedToy yes actually I am building a tiny house myself in October, and that's actually why I'm looking for the land. It should cost me about 40-50k by doing it myself. I want the land if possible but will probably end up renting from someone eventually the way it's looking right now.

    October is when the snow starts. Awesome job doing the work yourself, that leaves you many more options for land. I'm certain you'll find something.

    40K will get you several hundred acres down in the San Juans but that's about 5 hours away from Boulder and I don't think there are roads that will lead to the property. I would look east of I-25 in Ft. Lupton, Brighton, Fredrick, that area that's about an hour and its your best bet.

    I just looked at Jamestown, Nederland, and Ward. Ward is very promising with lots over 1 acre for around 50k but the map says it takes 45 minutes to get to Boulder. It only it was 25 minutes it would be perfect. @ColoradoTaco I will check your suggestions.

    Ok let me try to approach the problem from a different angle. As I mentioned, I will be building a tiny house and bringing it to colorado. Now are there any RV parks west of Boulder that you guys know of about the same distance as the small towns such as Jamestown, Nederland and so on that we could rent space at with reasonable prices. I'm looking online but the first hand knowledge you guys have always helps. I want land, but if necessary would not mind doing RV parking if the pros are better. And yes the tiny house are considered in all legal aspects, RVs.
