    Yes, but your still talking about a loss of room size on the slope of the ceiling if I understand you correctly. I haven't been up in the room yet to really understand its true size but if I could live with it I would do it. The top chord is only 9 1/4" on the slope so things are going to be tight.

    The other thought was to have a totally sealed envelope without maintaining the one inch air gap but I haven't found anyone around that knows much about doing it. It is kind of like the conditioned crawlspace method. It seems neither are common enough around here to gain full acceptance or understanding.

    Fair enough , High Density R 28 batt insulation will fit the 2x10 top chord with the required air on top , usually by way of the air chute / baffle , duravent , whatever .

    The strapping /styro approach only adds 1 1/2 inches to the slope , but if you are that tight for room , you don't need it .

    Your project is looking great BTW

    We got the permit on August 2nd and have gone non-stop since then. Everything will slow down after I get it rocked since that's when my work begins.

    Does the room above the garage go all the way back? Or does it stop at the garage?

    And i have been looking at this house plan for a few months trying to move rooms around and ironically, it looks just like the outside of your house...Similar???

    We do a Tyvek vapor barrier but that is it. The walls are sheeted then wrapped with Tyvek or similar product then sided.

    The room above the garage stops at the garage wall. I could have continued it past but the overall square footage of the room and the entire house was good enough. I also wanted a big vault in the master bedroom.

    Yes, that is the house plan I based ours off of. I modified it of course. PM me your email addy and I can send you my floorplan design after I modified it. If you like it and want to full set of plans I can give you the name and contact for the designer. He would sell you the PDF for cheap.

    The home looks awesome dexter. I assume that's Hardie siding?

    Here is my latest project...finished it last year and moved in in Oct. '09...

    It too is Hardie siding over Tyvek moisture barrier over 1/2" 4 ply plywood and 2x6 nine foot tall stud walls.

    This place is across the street from the beach...Gulf of Mexico...about 200 feet from deeded access with board walk over the dunes. Built like a battleship with all the latest in storm codes and protection, etc...

    AND is for sale.

    The pilings are 30 footers...20 feet in the ground. And there are 49 of them.

    Then there is a girder system and floor joists all bolted and strapped. Unique process. Fun at 1st...but a PITA in the end. lol
