    check to see if there are any rebate programs out there for first time homebuyers. lot of times they're available to 2nd and 3rd timers too. we found one in Sparks, NV (basically Reno) that was sponsored by the rural housing agency and gave us a HUGE closing cost assistance.

    I’d like to see a show where they do it with realistic numbers. It’s not that hard to find a house for 500k+. Try finding one for 150-250k

    it doesnt help that im being picky. for example, i need a garage, and a small lawn for the puppers, and she wants a bigger kitchen, and we are trying to keep it as cheap as possible. there are lots of houses available but finding one with everything we want for what we want to spend is the hard part.

    yeah im not trying to rush it but i also cant live off savings forever. even thinking about staying with her parents in florida just to get jobs for a bit while we figure out this house thing

    not to be that guy, but you should really consider renting until you figure out the area.

    I just moved from DFW to ATL area about a year ago. Everyone gave me that advise and I didn't listen. I thought I had it figured out. I don't think I made a bad purchase, but I think I could have made better now that I've been here for a year. This is also the worst time to look for a house. People don't want to sell and have to move around the holidays. A lot more homes will start popping up on the market after the first of the year. Even more when Spring rolls around.

    The flip side to that coin: anyone looking to sell now likely needs to sell the home. And since there aren't many people looking right now - again, that whole moving during the holidays thing - you have some negotiating power.

    Also, look at builder homes. There may be some starter (cookie cutter) homes being built that are ready and will have what you need for not much more (if any) than what you can find a used home.
