Try not to start anything to serious to quickly. Where's the fun in that?!?

All kidding aside how is being a landlord? I have been seriously considering buying a property solely to rent out.

I was in Boston couple years ago with theFJ. I was following a friend who works there.
We went down some side streets that resemble alleys in the Italian restaurant area. holy crap, I thought my mirrors were gonna hit buildings on each side.
I've driven some skinny roads in Europe that weren't that bad, lol.

Those big Dumbo ears that the FJ's have for mirrors probably didn't help.

My FJ roof rack hits the hanging pvc warning pipe thing in the Boston common garage, but I have yet to actually hit the rack on anything in the garage itself. That's the only one I've found so far that I've hit the warning gizmo.

Yeah those are usually the lowest things in the garages so if you make it past that then you should be all set

They should be the lowest point in the garage... I know of some instances where that might not be the case. :anonymous:

True, but like Seth said he hit the roof rack on the marker but didn't hit anything else. Honestly I wouldn't go any further if it hit my roof rack

Nothing serious right now, but I'm having fun sending time with this guy
    Providence. Not too far

My advice is being a landlord is a lot easier than being a slum lord. If you get a nicer property, you'll get a nicer tenant, and that makes life easier

Unless you make the property too nice, and then you'll get a demanding perfectionist who calls you whenever a door hinge squeaks, lol.

haha true. i only have 2 rentals, but they are both places that i previously lived in. they aren't the nicest of the nice, but they have updated kitchens and some nice features. i've been able to get renters with good credit, who pay on time, have income. i'm fortunate that i've never had to threaten anyone or worry about eviction

my richest friend made his millions investing in real estate, so he's been encouraging me to do so as well. he said "what investment do you have that you can have someone else pay into and will appreciate quickly? when i was your age i had just bought my first house ever, then one day i woke up and i had all this equity."

The building contractor that I used to work for built himself a duplex rental that was super nice, very top end everything (like marble counters, expensive hardwood floors, etc) because he wanted to attract some high-end renters. He did, but he and I were constantly over there because they'd call to complain about stuff like the squeaky door hinge, or a window that they felt took 'too much effort' to open, etc.
I actually spent a Saturday completely rerouting and insulating the plumbing to the kitchen sink because they were complaining that they could 'hear' the water in the pipes when it was running, lol. Some people :der:

Iv been looking for a property with a couple units in a nice area. A property with two small cottages would be ideal. My biggest problem is finding one in my price range close to my house. That's the one thing I hate about cape cod real estate is super expensive.

I was thinking winter and then summer or maybe year round depending on rental price. But in my area a 1 bedroom cottage is good for 900-1100 a month. I think maintence costs could be cheaper although I guess it all depends on condition.
